MOORESVILLE BOARD OF ZONING APPEALS <br /> <br />SPECIAL EXCEPTION FINDINGS <br /> <br />Mooresville Board of Zoning Appeals having reviewed the <br /> <br />special exception request filed by R. J. Associates, LP on the <br />real property more particularly described in the attached Exhibit <br /> <br />The Mooresville Plan Commission found that the proposed <br /> <br />special exception would not affect the master land use plan. <br /> <br />That the Board having made the following findings of fact <br /> <br />pursuant to Chapter 5 of the Mooresville Zoning Ordinance: <br /> <br />1. That the establishment, maintenance, or operation of the <br />special exception would not be detrimental to or endanger the <br />public health, safety, morals, or general welfare with said <br />use being an expansion of the existing mobile home park, all <br />which is compatible with said area. <br /> <br />2. That the special exception would not be injurious to the <br />use and enjoyment of other properties in the immediate <br />vacinity for the purposes already permitted in that this <br />would be an expansion of the same use which is compatible. <br /> <br />3. That the establishment of the special exception would not <br />impede or substantially alter the normal and orderly <br />development and improvement of the surrounding property for <br />uses permitted in the district in that this is a compatible <br />use. <br /> <br />4. That adequate utilities, access roads, drainage and other <br />necessary facilities will be provided as shown by the plans. <br /> <br />5. That adequate measures have been or will be taken to <br />provide ingress and egress so designated as to minimize <br />traffic congestion on the public roads as shown by the <br />plans. <br /> <br />6. That the special exception is located in a district where <br />such use is permitted and all other ordinance requirements <br />will be met with the exception of those where a variance was <br />granted. <br /> <br /> <br />
