MOORESVILLE BOARD OF ZONING APPEALS

SPECIAL EXCEPTION FINDINGS

Mooresville Board of Zoning Appeals having reviewed the

special exception request filed by R. J. Associates, LP on the
real property more particularly described in the attached Exhibit

The Mooresville Plan Commission found that the proposed

special exception would not affect the master land use plan.

That the Board having made the following findings of fact

pursuant to Chapter 5 of the Mooresville Zoning Ordinance:

1. That the establishment, maintenance, or operation of the
special exception would not be detrimental to or endanger the
public health, safety, morals, or general welfare with said
use being an expansion of the existing mobile home park, all
which is compatible with said area.

2. That the special exception would not be injurious to the
use and enjoyment of other properties in the immediate
vacinity for the purposes already permitted in that this
would be an expansion of the same use which is compatible.

3. That the establishment of the special exception would not
impede or substantially alter the normal and orderly
development and improvement of the surrounding property for
uses permitted in the district in that this is a compatible
use.

4. That adequate utilities, access roads, drainage and other
necessary facilities will be provided as shown by the plans.

5. That adequate measures have been or will be taken to
provide ingress and egress so designated as to minimize
traffic congestion on the public roads as shown by the
plans.

6. That the special exception is located in a district where
such use is permitted and all other ordinance requirements
will be met with the exception of those where a variance was
granted.
