Mr. Holloway said that the exterior <br /> fencing are not changing and are as nice and the continuing style will be carried on, <br /> the landscaping package will even be better. These units will have 21/2 car garages <br /> and more storage space, except for one they are larger then the existing units. Mr. <br /> Holloway also said that most of the units have relativity small patios,the proposed units <br /> would have a much larger space and the detached units will have a much larger patio <br /> space. This project originally had 112 units with 3 options this will reduce that to 96 units <br /> with more options. Mr. Holloway showed a video of the units showing the outside and <br /> changes on the inside. Terry Neer came before the Commission, explaining that they are <br /> trying to meet the needs and wants of the buyers. He also explained a little of how they <br /> make the decisions on what type of homes,he said that the price range has been$154,900 <br /> to $239,000 the new models will be 149,900 and 193,900. Mr. Holloway said that each <br /> building will be brought before the Commission for approval. Commissioner Brown <br /> asked if the individual residences are to get around some of the separation distances. Mr. <br /> Holloway's answered no,but they would be built to code for fire resistance. The <br /> Chairman said some people do not want there property attached to another. <br /> Commissioner Brown is concerned about fire spreading quickly with the building being <br /> so close. Commissioner Whaley ask with the additional patio area would it cause more <br /> run off,Mr. Holloway said that it would be less, the ground cover will be less because of <br /> reducing the size of the buildings, where now have approval for 112 units,this will be 96 <br /> units. Commissioner Williamson was concerned with the possibility of a third bedroom, <br /> they could turn into a rental situation, Mr. Terry Neer said no they have deed and <br /> covenant restrictions in place to protect the community. Mr. Currens asked with the <br /> bigger patio areas will it have an impact on surface drainage. Mr. Holloway said no but <br /> he will provide calculations on the impact. Chairman asked if they were here on a <br /> consulting mode, Mr. Holloway said that no, that they believe that this is a minor change, <br /> they are continuing with the same plan. <br /> They have the same exterior they are still all condominiums, they are the commissions <br /> blessing to approve these changes mainly the different types of buildings they will have. <br /> Holloway said that he would provide the calculations and they would still need to bring <br /> back each building and sections for approval, at that time if they have not provided <br /> everything that is wanted they will provide what is needed.
