TOWN OF MOORESVILLE <br /> BOAR OF ZONING APPEALS <br /> MINUTES <br /> FEBRUARY 10, 2011 <br /> The town of Mooresville Board of Zoning appeals met on February 10, 2011 at the <br /> Mooresville Government Center at 4 E. Harrison Street. <br /> Members present were Chairman Neal Allman, Mike Young and Alan Kramer with Ann <br /> Whaley being absent. The Town Attorney Tim Currens was also present. <br /> The meeting was call to order by Chairman Allman at 6:00 p.m., at this time Mr. Allman <br /> asked for questions or corrections on the minutes from the January 13, 2011 meeting, <br /> there had been two corrections made before the meeting. A motion from Mike Young to <br /> approve the minutes was made the second carne from Alan Kramer, the motion carried 3- <br /> 0 with none opposed. <br /> Peggy Zimmer returned seeking a variance for Appraisal and Real Estate Services at 172 <br /> N Indiana Street. Ms. Zimmer said that there are already established businesses within <br /> this block. She explained that they believe the business would be a good fit for this area <br /> since they require little ingress/egress for their work and very few visitors. They plan to <br /> keep the property very well maintained. There is a tree that will be removed and the <br /> drive will be gravel, this should not cause any drainage issues. The lot dimensions of the <br /> lot are approximately 80'x159 there is enough room to meet the requirements for meeting <br /> the requirements parking. This property could be turned back to residential at the time of <br /> sale if it was decided to sell at a later time. The signage: a small unlit sign on front of <br /> building to instruct visitors to use side entrance and to identify the business. An unlit sign <br /> about 6 square feet in the front with the proper set backs. After the reading of the <br /> Findings of Fact by Neal Allman a motion was made by Mike Young and seconded by <br /> Alan Kramer to approve the variance the vote was 3-0 with none opposed./ <br /> Next on the agenda was a variance for a church at 390 S Indiana Street( The Village <br /> Shopping Center) Michael Boling for the Shinning Light Church represented the Church. <br /> The main issue was having liquor sells at properties boarding the shopping center and or <br /> in the shopping center. Mr. Boling will go to the state for more infonrnation on the state <br /> statute on distance from liquor sales, also a letter, stating that the property owner is <br /> granting permission to have the variance granted. Mike Young motioned to have this <br /> petition continued for the March meeting, a second came from Alan Kramer the vote was <br /> 3-0 with none opposed to return. <br /> There was a discussion on the classification for Solar Farms. A motion came from Mike <br /> Young for a Special Exception in all zoning districts except flood plain, Alan Kramer <br /> seconded the motion,the motion carried 3-0 with none opposed. <br />
