TOWN OF MOORESVILLE <br /> PLAN COMMISSION <br /> MINUTES <br /> THURSDAY, MAY 25, 2006 <br /> The Mooresville Plan Commission met on Thursday, May 25, 2006, at 6:00 P. M. at the <br /> Mooresville Town Hall. <br /> Commission members present were: Chairman Mike Young, Charles McGuire, John <br /> Ehrhart, Robert Williamson, Jim Logan, Charles Berwick, and Robert Corbin. Troy <br /> Bryant and Darrell Brown were absent. Town attorney Tim Currens was present. <br /> Ross Holloway presented a final plat approval for Long Meadow Section 1 continued <br /> from April Plan Commission meeting because the configuration of Lots 8 & 9 were not <br /> • quite correct and issues with covenants and restrictions. This property borders Jessup <br /> Place and is accessed from Keller Hill Rd. Mr. Holloway gave the Plan Commission a <br /> copy of covenants and restrictions. Lots with hardwood trees of one in 625 square feet <br /> are exempt from mowing. Lots 8 &9 in Section 1 refer to Item#8 in Homeowners <br /> Association are exempt from payment of dues and voting as long as they do not use Long <br /> Meadow Lane(basically the road maintenance),but are not exempt from covenants and <br /> restrictions. This plat has passed preliminary plat approval from the Plan Commission <br /> and zoning approval from the Mooresville Town Council. <br /> Lance Denardin and John Littlejohn spoke to the commission with concerns about the 20 <br /> foot wide road (Long Meadow Road). The road will not be dedicated to the county but <br /> will be maintained by eight homeowners. Their concern is that the eight homeowners <br /> will not be able to pay for maintenance. Lance Denardin told the commission is trying to <br /> protect the investment he has in his property. Mr. Holloway answered the width of the <br /> road had been approved by the Plan Commission and Town Council. The cul-de-sac at <br /> the end of the road has been enlarged. The easement will be free of trees. A motion was <br /> made by Commissioner McGuire with a second by Commissioner Ehrhart to approve the <br /> final plat. Motion carried 7-0. <br /> Next, Ross Holloway presented a site plan review for Meadow Lake of Mooresville Lot <br /> B (proposed commercial building). This would probably be a professional building with <br /> fifty-nine parking spaces. This would require a new entrance on Old 67. They would <br /> widen the pavement twelve feet on each side with a dedicated left turn lane, right lane, <br /> • and a thru lane. Commissioner Berwick voiced his concern about this plan being too <br />
