After further discus- <br /> sion, a motion was made by Steve Oschman to grant the variance <br /> from the subdivision control ordinance, the same being seconded by <br /> Don Barry and unanimously carried. <br /> The Board then proceeded to the depth to width ratio on each <br /> of the lots. Pursuant to the development standards, the width to <br /> depth ratio in ground zoned "AR" or "A" is required to be a maxi- <br /> mum depth of 2.5 to a minimum width of 1. In this particular <br /> instance, on the larger tract the ratio was 6 to 1 and on the <br /> smaller tract, 1.7 to 1. <br /> The Board then proceeded to a discussion of this and found in <br />-- particular, under the findings of fact, that: <br /> 1. The approval of this variance from the development <br /> standards would not be injurious to the public health, safety, <br /> morals, and general welfare of the community due to the size of <br /> <br />the lots and the location of this ground. <br /> <br /> 2. That the use and value of the area <br />property included in the variance would not <br /> <br />adjacent to the <br />be affected in any <br /> <br />substantially adverse manner due to the way the ground was <br />located, the area it is located in, and the size of the lots. <br /> <br /> 3. That the strict application of the terms of the zoning <br />ordinance would result in practical difficulties in the use of the <br />property due to the shape of the respective parcels. <br /> <br /> A motion was then made by Don Barry to grant the variance <br />from the lot width to depth ratio on each lot and this was <br />seconded by Vern Kimmel and unanimously carried. <br /> <br />-3- <br /> <br /> <br />
