MINUTES OF THE MOORESVILLE BOARD OF ZONING APPEALS <br /> <br /> The Mooresville Board of Zoning Appeals met at its regularly scheduled <br />meeting on July 15, 1987, at the Mooresville Town Hall. Present were Board <br />members Steve Oschman, Tilford Bailey, Don Barry, and Warren Franklin. The <br />Board's Attorney, Timothy C. Currens was also present. The meeting was called <br />to order by Chairman Oschman, who determined there was a quorum present. <br /> <br /> The Board then proceeded to the first item on the agenda, the petition <br /> <br />of Raesta Estates, Inc. d/b/a Woodland Hills. Thomas Lloyd and Delbert Hobson <br />were present on behalf of the petitioner. The petition set out three (3) sep- <br />arate requests: <br /> <br /> I. A variance from the set-back requirements of forty (40) feet to <br />twenty-five (25) feet on the front set-backs on lots 2, 22, and 3 and the side <br />set-backs on lots 7, 19, and 20. <br /> <br /> 2. A request for a variance on the grade of the road coming into the <br />subdivision from the eight per cent (8%) grade standard of the ordinance to <br />8.9102%. <br /> <br /> 3. A variance from the length to width ratio of two and one-half times <br />on lots 4, 5, 6, 23, 24, 25, 26, 27 and 28. Mr. Lloyd proceeded with the pre- <br />sentation to show that the nature of the existing roadway was quite steep and <br />the minor variation which now would be in effect would have little to no effect. <br />Delbert Hobson, the engineer verified this fact. <br /> <br /> Secondly, the request for the set-backs was shown due to the contour of the <br /> land. It was also pointed out that the lots were exceptionally large and the <br /> set-backs would not affect the overall aesthetics of the subdivision and would <br /> in effect allow some of the houses in the subdivision not to be too close to <br /> some of the adjoining properties behind the subdivision. <br /> <br />- 1 - <br /> <br /> <br />
