FINDINGS OF FACT <br /> <br />RE: Helen Manning, 102 Sweetwood Drive <br /> <br /> This matter came before the Mooresville Board of Zoning Appeals on <br />Wednesday, March 18, 1987 at the regularly scheduled meeting date and time. <br />The petition requested a variance regarding the real property at 102 Sweetwood <br />Drive for the purpose of manufacturing wood picture frames and selling the same. <br /> <br /> The Mooresville Board of Zoning Appeals, having heard evidence on the <br />above captioned petition now makes the following findings of fact pursuant to <br />Indiana Code 3-7-4-918.4: <br /> <br /> 1. That the approval would not be injurious to the public health, <br />safety, morals or general welfare of the community due to the low threshold <br />operation of the business. <br /> <br /> 2. That due to the operation being done solely inside that the use <br />and value of the area adjacent to the property included in the variance would <br />not be affected in a substantially adverse manner. <br /> <br /> 3. That the variance arose from a condition peculiar to this property <br />due to its location adjacent to Indianapolis Road which has many commercial <br />uses and in particular, the areas directly across the street and directly behind <br />it being uses other than residential. <br /> <br /> 4. That the strict application of the terms of the zoning ordinance <br />would constitute an unnecessary hardship on the use of this property due <br />to the other business uses on Indianapolis Road. <br /> <br /> 5. That the approval does not interfere substantially with the <br /> comprehensive plan of the Civil Town of Mooresville due to the other commercial <br /> uses in the area on Indianapolis Road. <br /> <br /> The Board also finds that the following restrictions are applicable <br /> <br /> as part of the variance: <br /> <br /> 1. That the business shall be a low threshold woodcarving production <br /> <br /> <br />
