FINDINGS OF FACT <br />HOORESVILLB BOARD OF ZONING APPEALS <br />Re: James W. Hood and Janet L. Hood <br /> 37 E.' St. Clair Street, Hooresville, IN. <br /> <br /> This matter came before the Hooresville Board of Zoning Appeals on <br /> <br />September 18, 1985 at the regularlyschnduledmeeting date and time. Petitioner <br />requested a variance from the use standards from the property described in the <br />attached legal description to the petition. In particular the request was to <br />allow the paitioner to convert a'small 6' X 10' room in their'home to a locksmith <br />workshop and business. <br /> <br />The Mooresville Boardof Zoning Appeals, having heard evidence on the'above <br />captioned petition, now makes the following findings of fact pursuant to I.C. 36-7-4-918.1 <br /> 1. That the approval of the variance will not be injurious to the public <br /> health, safety, morals and general welfare of the community in that the <br /> nature of the business would not bring a large volume of customers into <br /> the area or create any hazards by this use including increased traffic <br /> of any significance. <br /> <br /> 2. That the use and value of the area adjacent to the property included in <br /> the variance witl not be affected in a substantially adverse manner in that <br /> no si~n or outward si~n of tbe business would be present on the outside of <br /> the home 'and the small amount of area within the home that the business <br /> would be contained in and the nature Of the business would not be such <br /> that it would call attention to this property in a manner that would <br /> affect any of the surrounding propertSes in an adverse manner. <br /> 3. That the need for a variance arises from some condition peculiar to the <br /> property involved in that it is a residential area and location with a <br /> proposed use that would not affect the residential use of this home or <br /> the surrounding homes but allow the business use to be conducted and only <br /> this type of business use to be conducted within the residence without <br /> <br /> <br />
