FINDINGS OF FACT The Caperton Development Group having filed a Petition for a Variance from the development standards in Knightsbridge Subdivision, Lots 6, 7, 8, t3, 14, 15, 16, and 18 in said platted subdivision recorded in Plat 348, Page 333 in the Recorder's Office of Morgan County, Indiana, for a variance from the lot width to depth ratio per the Civil Town of Mooresville Zoning Ordinance. The Town of Mooresville Board of Zoning Appeals having heard the evidence of the Petitioners and the Remonstrance and reviewed the Plat and other evidence now makes the following findings of fact pursuant to a Variance from Use from the Town of Mooresville's development standards width to depth ratio of lots 6, 7, 8, 13, 14, 15, 16, and 18 of Knightsbridge Subdivision and now finds as follows: 1. That the approval would not be injurious to the public health, safety, morals, and general welfare of the community due to said lots incorporating a portion of the lake and cul-de-sac areas, making said ground nonusable for other purposes. 2. That the use and value of the area adjacent to the property included in the variance will not be affected in any substantially adverse manner due to the fact that the best use of said ground is for the respective lots shown and the proper development of the ground required the layout of said lots as shown. 3. That the strict application of the terms of the Zoning Ordinance would result in practical difficulties in the use of the ground due to the layout of the adjoining ground, subdivision and improvements. The Mooresville Board of Zoning Appeals now finds that the Variance from the width to depth ratio required by the Town of Mooresville's Zoning Ordinance should be granted as to Lots 6, 7, 8, 13, 14, 15, 16, and 18 of Knightsbridge Subdivision, a Subdivision recorded in Plat 348, Page 333 in the Recorder's Office of Morgan County, Indiana.
