That pursuant to Table 3a. - residential uses and <br /> <br />requirements, the proposed lots are incapable of establishing <br /> <br />set back other than front, back and sides, such that the rear <br /> <br />lot as proposed, does not face any property or street. <br /> <br />2. That pursuant to section 3.3 - property development <br /> <br />stardards, specifically subparagraph C. providing for lots, <br /> <br />the ordinance requires that every primary building erected shall <br /> <br />be located on and individual lot which fronts on a street. <br /> <br />That no street is available to all of the lots as required by <br /> <br />the Ordinance. <br /> <br />3. That the lots as proposed in the minor plat do not <br /> <br />meet the criteria as required by the definition of "lot", as <br /> <br />contained within the Mooresville Planning and Zoning Ordinance. <br /> <br />That based upon the foregoing findings of fact, the minor <br /> <br />plat as presented by the petitioners, is denied. <br /> <br />The foregoing findings having been considered and approved <br />
