The need for the variance arises from some condition peculiar <br /> <br /> to the subject property, and such condition is not due to the <br /> general condition of the neighborhood because: The current use <br /> of the property by the Copats for this alteration shop is the <br /> only manner in which this type of work could be done. <br /> <br /> 4. The strict application of the terms of the zoning ordinance both <br /> constitute an unusual and unnecessary hardship if applied to the <br /> subject property because: It would be impossible to do this <br /> business by relocating and selling the current property and trying <br /> to relocate in a commercial area. <br /> <br /> 5. The grant of variance does not interfere substantially with the plan <br /> <br /> because: The use as set out would not interfere nor change the <br /> appemrance of the neighborhood in any detectable manner. <br /> <br />and then moved that the variance be granted to allow the use of the Copats <br />of the property for an alteration shop subject to a restriction of no sign <br />being placed on the premises.
