Plan Commission Minutes <br />Thursday June 28, 2018 <br />Members present: Mike Young, Perry King, Tammy VanHook, Dennis <br />Chambers, David Moore, Jeff Dieterlen, Robert Alumbaugh and <br />attorney Mel Daniel. Joe Beikman arrived after the meeting had begun. <br />Mike Young called the meeting to order then called for a motion on the <br />previous minutes; Perry King motioned to accept the minutes as <br />presented, Jeff Dieterlen seconded that motion and the motion passed <br />unanimously. <br />The first item on the agenda is a replat at 13171 N Bray Rd. presented <br />by John Larrison of Holloway Engineering on behalf of Charles and <br />Loretta Sutton. The request is to take the three existing lots and create <br />two lots; lot 1 at 4.502 acres and lot 2 at 10.543. The homeowners then <br />would sell lot 1, John Larrison confirmed that drainage easements, soil <br />test and site evaluation are all completed or to be completed. Mike <br />Young called for questions from the Commission and building inspector <br />Tim Bennett, when none were asked he called for questions or concerns <br />from the audience. Neighbors questioned if there were known plans for a <br />residence to be built, John Larrison, Tim Bennett nor the Plan <br />Commission was aware of plans at this time. Steve Peterson was <br />unaware there were three lots; he�spoke of the original plans for 5 and 10 <br />acre lots. Beth and Doug Perry expressed concern for the removal of the <br />existing bain and the building of a home so close to their property. They <br />expressed concern as the interpretation of the covenants believing the <br />neighbors should need to agree to any changes. Attorney Mel Daniel <br />clarified the covenants. Jeff Dieterlen stated as there were no restrictions <br />on building on all three lots reducing the lots to two would in turn <br />reduce the number of possible residences. Mr. and Mrs. Perry are <br />interested and have discussed with the Sutton's the purchase of the new <br />lot 1, but continue to be concerned of a sale and potential home so close <br />to them. Tammy VanHook clarified with the Perry's that without the <br />replat approval there would be no new lot 1 to purchase. John Larrison <br />
