Mooresville Board of Zoning Appeals April 81", 2021
Members: Mike Young, David Sadler, Charles McGuire, Neal Allman
At 6:02 Mike Young opened the meeting with a call to approve the minutes of the February meeting.
David Sadler and Chares McGuire spoke out stating that the minutes should be approved with
corrections noted. Charles McGuire made the motion, Neal Allman seconded, and the motion passed
unanimously. Mike Young called for a motion on the approval of the March meeting minutes and David
Sadler made the motion, Neal Allman seconded, and the minutes were approved unanimously.
First on the agenda was a variance request at County Line Road, which was not heard. Next was a
special exception at Tincher Road. John Larrison of Holloway Engineering representing Steve and Julie
Gregory addressed the Board, requesting a special exception to operate a Bed and Breakfast for Airbnb
out of their remodeled garage. Mike Young asked if the home had a septic system and how many
bedrooms had been added. David Sadler asked if the home were on well water. Steve Gregory
responded a single bedroom was added above the garage, and that the home and the proposed B&B
were both on septic and well. David Sadler stated that a B&B, per Federal requirements, requires city
water and sewer. Their property and business would require a series of tests over the course of the year
and the water system would need to be tested and approved for public safety. Mike Young called for a
motion and David Sadler made the motion to approve if the owners were willing to make the
improvements and do the appropriate testing. Charles McGuire seconded, and the motion passed
unanimously. Mike Young called for new or old business, then called an adjournment of the meeting at
6:15.
At,
