FILLING OR SERVICE STATION: Means the same as "Automobile Service Station." <br /> <br />FLOOD OR FLOODING: Means a general or temporary condition of partial or compete <br />inundation of normally dry land areas from: a) the overflow of inland waters and/or b) the <br />unusual and rapid accumulation of mn-olf of surface water fi-om any source. <br /> <br />FLOODWAY: Means the channel of a river or other water course and the adjacent land <br />areas that must be reserved in order to discharge the base flood, without cumulatively <br />increasing the water surface elevation more than one tenth of a foot. <br /> <br />FLOODWAY FRINGE: Means that area of the flood plain subject to inundation by the <br />regulatory or base flood but located outside the floodway. <br /> <br />FLOOD PLAIN: Means that area subject to inundation by the regulatory or base flood <br />but for which the flood way, fringe delineaflon's have not been provided. <br /> <br />GARAGE, PRIVATE: An accessory building for storage of residential vehicles. <br /> <br />GARAGE, AUTOMBILE REPAIR: A building other than a public or private garage, <br />used for the care, repair, or equipment of automobiles. <br /> <br />GARAGE, PUBLIC: Any garage, other than a private garage, for the parking of <br />vehicles. <br /> <br />GARAGE, TRUCK REPAIR: A building, other than a public or private garage, used for <br />the care, repair, or equipment of trucks over one ton, or, when such vehicles are parked or <br />stored for remuneration, hire or sale. <br /> <br />GREATER ZONING CLASSIFICATION: Any zoning classification with a lower <br />density. <br /> <br />GROUND FLOOR AREA: The square floor area of a residential building within its <br />largest outside dimensions computed on a horizontal plane at the ground level, exclusive <br />of open porches, breezeways, terraces, garages, carports, and exterior stairways. In the <br />case of a bi-level type structure where the level above the grade line contains complete <br />living facilities including living, cooking and sleeping areas, that level may be used to <br />compute the ground floor area. <br /> <br />HARDSHIP: A perceived difficulty with regard to one's ability to improve land <br />stemming fi-om the application of the development standards of this ordinance, which <br />may or may not be subject to relief by means of variance. In and of themselves, self- <br />imposed situations and claims based on a perceived reduction of or restriction on <br />economic gain shall not be considered hardships. Self-imposed situations include: the <br />purchase of land with actual or constructive knowledge that, for reasons other than <br />physical characteristics of the property, the development standards herein will inhibit the <br />desired improvement; any improvement initiated in violation of the standards of this <br />ordinance; any result of land division requiting variance fi-om the development standards <br />of this ordinance in order to render that site buildable. <br /> <br /> <br />
