Motion carded 4-0.
Mr. Currens stated that she would need to get the verification of mailing for the missing
letter.

Next Mr. John Larsen of Holloway and Associates, representing Mr. Elman Thomas
Scott, requesting a variance in development standards for lot size for property located 520
Bingham Road. They are asking for a lot less than one acre that is not serviced by
sanitary sewers. Mr. Scott lives on the smaller lot of 7830 sq. feet and the other lot is
0.184 acres. He has resided in the frame house for several years and due to health
masons would like to build another house approximately thirty by forty feet for his
daughter to reside in so she can care for them. There are several other buildings on the
property, which if he is allowed to build another house, he will remove some of the
buildings. Mr. Scott has an easement for septic purposes onto the Redman property that
adjoins to the north, he has given a copy to Mr. Currens. The smaller of the two lots,
which is 7830 sq. feet, will not be relied upon to support the septic system. They have
supplied a layout of the purposed septic system. Mr. Scott has a total of 1.28 acres for
both lots, so the 0.184 and the 7830 sq. feet lot size are both net acreage after 25-foot
right-of-way has been dedicated to the county for roadway purposes. Mr. Larsen
introduced Mrs. Judy Perry, the daughter of Mr. Elman Thomas Scott, who resides on the
Westside of Indianapolis. She said that five years ago her husband died and her mother
fell and broke her back. She works for the Wayne Twp. School Corporation and lives in
Indianapolis, it is about a twenty minute drive to their house, and her mother called her at
three o'clock in the morning to come down. She feels if would more beneficial for her to
live closer and let them stay in their home.

There being no objections from the floor, Mr. Mike Young, second by Mr. Jon Swisher,
made a motion to grant the variance for lot size for 520 Bingham Road. Motion carried
4-O

Next Mr. John Setty, for Casey's General Store, at State Road 144 and Springmill Drive,
requesting a variance on the setback distance for their canopy and sign. The sign setback
on State Road 144 should be 40 feet, they are asking for a variance to zero foot setback
and for the canopy from twelve feet to ten feet setback on Springmill Drive. Mr. Setty
stated that Casey's General Store would provide a letter stating that if the sign needed to
be taken down for any repairs in the easement, that they would take it down and replace it
at their expense.
