MOORESVILLE BOARD OF ZONING APPEALS <br />FINDINGS OF FACT <br /> SPECIAL EXCEPTION <br /> <br />the Applicant the use will be limited to eight <br />any one time being displayed for sale. <br /> 8. This special exception applies to the <br />described in the attached Exhibit "A". <br /> <br />~6n Barry ' <br /> <br /> The Mooresville Board of Zoning Appeals having heard the <br />special exception to allow the use of an automobile sales <br />business in a B-3 zoning area now finds the following: <br /> 1. The establishment, maintenance or operation of this <br />special exception will not be detrimental or endanger the public <br />health, safety, morals or general welfare of the community with <br />this use being compatible with the surrounding area. <br /> 2. The special exception will not be injurious to the use <br /> and enjoyment of other properties in the immediate vicinity for <br /> the purposes already permitted in that there are other similar <br /> uses and the area is clearly commercial. <br /> 3. The establishment of the special exception will not <br /> impede or substantially alter the normal and orderly development <br /> and improvement of the surrounding property for uses permitted in <br /> the district with the area already being business and developed. <br /> 4. Adequate utilities, access roads, drainage and other <br /> necessary facilities are currently existing. <br /> 5. Adequate measures exist to provide ingress and egress to <br /> minimize traffic congestion on the public roads with the <br /> restrictions set out herein. <br /> 6. This special exception will be located in a district <br /> where such use is permitted and all other requirements in this <br /> Ordinance which are applicable to such special exception will be <br /> met. <br /> The Board further finds that pursuant to agreement of <br /> (8) vehicles at <br /> <br />Alan Kramer <br /> <br />real property <br /> <br />sh%r <br /> <br /> ~'~hael You g / <br /> <br /> <br />
