BOARD OF ZONING APPEALS <br />MINUTES <br /> THURSDAY, JULY 10, 2003 <br /> <br />The Board of Zoning Appeals met on Thursday, July 10, 2003 at 7:00 P.M. at the Mooresville <br />Town Hall. <br /> <br />Members present were: Chairman Alan Kramer, Don Barry, and Chris Crouch. Absent were Jon <br />Swisher and Mike Young. Town Attorney, Tim Currens, was present. <br /> <br />Motion was made by Don Barry, second by Chris Crouch, to approve the minutes of the June 12, <br />2003 meeting. Motion carried 3-0. <br /> <br />First on the agenda was Greg Knapp, 6 W High Street, requesting a variance of use for the <br />property at 6 W High Street. He has owned the property about five years and it has been a <br />boarding house for about sixty years. He is looking at using the bottom floor as offices for his <br />business. He is a builder and need a place for a business office to meet with clients. He is also <br />requesting a variance for signage. Mr. Barry asked if it would be a 3'X 4' or 12 sq. ft. sign and <br />Mr. Knapp said that was correct. Mr. Knapp said he understood the sign needed to be twenty <br />feet off the street. Mr. Kramer asked if was proposing to install them at twenty feet and Mr. <br />Currens said that was what Mr. Beikman had instructed him, because the property was on a state <br />highway. Mr. Barry asked if it was going to be lighted and Mr. Knapp said that was what he was <br />requesting. Mr. Currens asked how the property was tiffed on the deed and he said it was under <br />Gregory Edward Knapp. Mr. Barry asked if he was asking for two signs and he said yes, <br />because it was a comer lot. Mr. Crouch ask if the sign on Indiana Street would be ten feet or <br />twenty feet from street and Mr. Currens said it would be twenty feet also, because it was a state <br />highway also. Mr. Barry stated the signs would be right up next to the building. Mr. Kramer <br />said he would only need a variance for sign in the residential area, because the twenty feet set <br />back exceeds our requirements. He will need to contact the state for their minimum <br />requirements for set back for signs. <br /> <br />After reading the Fact of Findings from development standards a motion was made by Mr. <br />Crouch, second by Mr. Barry, to approve the variance from developmental standards for two <br />three feet by four feet signs or one with the Town minimum standards or twenty feet required by <br />the state and lighted in residentially zoned area. Motion carried 3-0. <br /> <br />After reading the Fact of Findings for variance of use a motion was made by Mr. Barry, second <br />by Mr. Crouch, to approve the variance of use for Mr. Gregory Edward Knapp at 6 W High <br />Street for a business office for Real Estate and contracting business. Motion carried 3-0. <br /> <br />There being no further business to come before the Board of Appeals a motion to adjoum was <br />made by Mr. Barry and second by Mr. Crouch. Motion carried 3-0 <br /> <br /> <br />
