Building: 100 by 150 processing area and 25 by 9S office space. <br />No loading docks. There will be outside storage, but it is screened and fenced 6 ft. high. Inside <br />of screened fence is crushed stone. No free standing signs, but a sign on the building etched <br />above the door. Building Inspector Joe Beikman asked if any chemicals were to be used. The <br />answer was no. There is an open holding tank, 40 by 20 by S to hold slurry. This is in a semi- <br />solid form when actually hauled. Motion was made by Commissioner Bruner, second by <br />Commissioner Young to approve development plat and ask for specifications on crushed stone <br />area. Motion carried 7-0. <br /> <br />Ross Holloway presented request for William Parks to rezone property on Highway 67 and 144 <br />where Wendys is located from B-2 to PUD-C. This was tabled from last meeting in April. Ross <br />HoUoway suggested that B -3's be put on notice right away that they have to come before the <br />Plan Commission for approval. He told the commission Mr. Parks intends to sell not develop. <br />Motion was made by Commissioner McGuire second by Commissioner Young to approve <br />request and recommend to Town Council to rezone from B-2 to PUD-C making note on plat it is <br />B-2 and a B-3 would have to come before the Plan Commission to get approval. Motion carried <br />7-0. This will be heard at the June 6, 2000 Town Council meeting. <br /> <br />-- <br /> <br />Gary Carpenter of Cedar Run told the commission he had been approached by a landowner in <br />Hendricks county to buy 34 acres to develop for single family homes. The homes would be <br />similar to Hallmark homes. 3.5 per acre density at $ 100,000 to $145,000 price range. Mr. <br />Carpenter asked what the Plan Commission thought about the project. The Plan Commission <br />told him they were concerned with that amount of density. <br /> <br />'---- <br /> <br />Commissioner Bruner reported an access building in front of house in a residential area close to <br />his home. Building Inspector Joe Beikman said he needs a complaint in writing at the next <br />meeting. <br /> <br />Commissioner Pygman reported a shed being built on South street by railroad across from car <br />lot. He also reported southeast side of High and Indiana Street, the building in back was rezoned <br />for B-1 and people are living there. <br /> <br />The commission discussed the list of checkpoints at back of zoning book. They thought <br />applicable school districts and applicable fire departments should be added to the list. <br /> <br />Inspector Joe Beikman reported that two weeks ago on a Saturday, the neon sign was lit up on <br />Indianapolis Road and Carlisle Street (variance for a business in residence is not now in effect). <br />Attorney Tim Currens will send a letter to remove all signs and not be open for business. <br /> <br />/"- <br /> <br />Commissioner Williamson said he would volunteer to be on the committee to review the <br />Comprehensive Plan with Commissioners McGuire, Young, and Ehrhart. Committee chairman <br />McGuire asked to add one to one and a half hours onto the June meeting to review the <br />comprehensive plan and then set a public hearing for both the ordinance changes and <br />comprehensive plan. Joe Beikman will have updated maps for the June meeting. <br />
