HamId Uoyd - Keller HiIIlWBß We commented on this case last month, and our concerns about reduced frontages still apply. There is, however, good sight distance at the proposed access point. 2. Ambassador Steel I Meadowbrook Rusiness Park I C.o.untry Club Roa« The access point on Country Club Road has adequate visibility both ways, TIle plat calls for each lot to handle stormwater run-off. While this may be necessary because of the unknown nature of the development of the lots at this time, it would be a good idea to plan a significant increase in run-off and install some area wide detention. I would suggest, specificaHy, that a detention basin be placed along the south property line at Lot 4, and that the two main drainage ways coming toward Lots 4 & 5 'from the northwest and north center be shown as drainage easements, Or that construction plans show regrading to run those drainage ways along planned easements. It should be noted that this development must comply with Indiana Department of Environmental Management Rule 5 erosion control procedures. Also, since this is an industrial develcpment, traffic loads can, be anticipated to be heavier than On regular subdivision streets. J would recommend that pavement thickness be built to county Major Collector, 1000 _ 3000 vehides per day standards, which would require: - 1" asphalt surface over 2" asphalt binder over 2" asphalt base over 12" #53 crushed Jimestone compacted to 95% ASTM D1557 over proof rolled sllbgrade - or- 7" 4000 psi Portland Cement Concrete over 5" #53 crushed limestone compaCled to 95% ASTM D1557 over proof roned sllbgrade,
