In no situation shall any <br />owner block the drainage along said drainage swales. <br /> <br />8. <br /> <br />UTILITY BUILDING: Buildings can be only one story, <br />constructèd of' all wood, with roofing material and color <br />matching that of the home constructed on the lot. Item 5 in <br />these covenants also applies to the design and building of any <br />utility building. Only one such building is permitted on each <br />lot in Savanna Acres and can be no larger than 10 feet by 12 <br />feet with a ridge height no higher than 12 feet. <br /> <br />9. BUSINESSES: No merchandising building shall be erected, built <br />or placed on any portion of the subdivision, not any dwelling <br />be used for any business of any nature. <br /> <br />10. NUISANCES: No noxious or offensive activity shall be carried <br />out on any homesite, not anything be done thereon which may be <br />or may become an annoyance or nuisance to the neighborhood. <br />This includes, but is not limited to the operation of any <br />motorized vehicle, moped or similar vehicle on any lot or <br />street within the boundaries of Savanna Acres except while <br />traveling to or from the owners residence. No radio or <br />television antenna that extends more than 5 feet above the <br />uppermost height of the roof shall be placed on any lot. <br /> <br />11. TEMPORAR,Y STRUCTURES: No structure of a temporary character, <br />mobile home, basement, tent, shed, garage, barn or other out <br />buildings shall be used upon any homesite at any time as a <br />residence, either temporary or permanently. <br /> <br />~ <br /> <br />12. GARBAGE AND REFUSE DISPOSAL: No homesite shall be used or <br />maintained as a dumping ground for rubbish. Trash or other <br />wastes shall not be kept except in sanitary containers. all <br />equipment for disposal or storage of such materials shall be <br />kept in a clean and sanitary condition·and shall not be used <br />to create an offensive sight or odor. <br /> <br />13. LANDSCAPING: All buildings shall be landscaped with a minimum <br />of two deciduous type shade trees within one year of <br />purchasing the lot. Any additional landscaping to be done by <br />the owner must meet the architectural design of the <br />subdivision. <br /> <br />14. RESIDENCE EXTERIOR: All dwellings must be 75% brick veneer or <br />stone. <br /> <br />15. VEHICLE REGULATIONS: No vehicle of more than one ton hauling <br />capacity and/or vehicle that can not fit into the garage shall <br />be parked on any homesite except while making a delivery of <br />pickup. No car, truck, or trailer that is not in operational <br />condition and bearing the current year's license plate shall <br />be permitted to remain on any homesite unless kept within a <br />building.
