Phase 2: <br />the remaining twenty-six lots. Entry sign would be on a portion of Lot #1 and Lot #47 <br />with buffering and landscaping. The commission had questions on the retention pond <br />size and the cul-de-sac size. Benchmark Consulting told the commission if one retention <br />pond was not adequate they might have to lose either lot #14 or #15 in order to meet the <br />drainage ordinance. The consulting frrm told the commission they would work with the <br />Fire Department on the wideness of the cul-de-sacs and the placement of fire hydrants. <br /> <br />Donna Rammison, HRM fuvesments, told the commission she is currently negotiating <br />with builders. She is looking at $250,000 to $350,000 homes. One of the builders she is <br />working with does a 100% brick home. She said there was no swimming pool, but she <br />wants the project to be conducive to an outdoor style of life. Plan A: If they are not able <br />to do a fitness trail, they will go to Plan B and do a wetland or prairie grass habitat area <br />and a place for people to run their dogs. They are doing both ranch and two-story homes <br />with a minimum of 1800 square feet for a single story and 2000 for two stories. <br /> <br />At the November Plan Commission meeting the decision was to put a higher percentage <br />of brick on the houses bordering Knightsbridge. Lots 1-16: nine lots at 75% brick, the <br />remainder at 40% brick. This request is upscaling the November PUD. <br /> <br />Joe Beikman asked about the sewer lines. Benchmark Consulting said at first they <br />showed nine or eleven units on grinder pumps, now they have decided to have a lift <br />station and pumping back to the most immediate manhole. Maintenance of the lift station <br />would be by the Homeowner's Assoc. if the Town of Mooresville wouldn't accept the <br />maintenance. Melissa Doddema, Victoria Lane in Knightsbridge asked about buffering <br />between the yards. The project has plans for a small swail matching existing drainage <br />between the properties. <br /> <br />Larry Bryant, Victoria Lane, told the commission he owned the drainage ditch behind his <br />house and asked the developers to please keep the entry sign back from Bridge Street so <br />people can see to pull out of the addition. <br /> <br />Commissioner Crouch asked if it could be included in the covenants that homeowners <br />were not allowed to fill drainage swails or put buildings on them. And also include the <br />materials to be used for facial and soffits. <br /> <br />Benchmark Consulting was told they needed to have a 30 foot setback in front of home <br />and they needed to be aware of the parking spaces in relation to number of bedrooms. <br />Motion was made by Commissioner Crouch, second by Commissioner Ehrhart to <br />approve the PUDR pending parking requirements and upscale on brick or stone, <br />requirements worked out on small cul-de-sacs, fire hydrant placement, materials for <br />facial and soffits, entrance sign setback, and construction plans and sewer plans. Motion <br />carried 9-0. <br />
