Another commitment is that all the <br />homes will have sod in the front yards up front fa~ade of the houses and the rest of the <br />house will be seeded and mulched. Other items in the commitment are all concrete <br />driveways, all garages be capable to store two cars, four foot sidewalks on all streets, <br />thirty foot wide street within the subdivision, no above ground pool, community will <br />have uniform mailboxes and there will be an amenity area which will include a <br />playground. There was a drawing submitted which showed the playground equipment <br />being proposed within the subdivision. They also submitted a landscaping plan where <br />along Hadley Road there will be mounding with plantings, also there will be a split rail <br />PVC fence, which look similar to what is in Grandview. Across the street Karrington <br />Estates also has similar landscaping, they are trying to stay within that theme along the <br />subdivision. There will be a two to three feet high undulating mound with evergreens, <br />hardwood and oriental trees planted on the mound. There will be additional landscaping <br />along the common areas, an island in the cul-de-sacs with landscaping, and plume <br />grasses. They are proposing to follow the R-lD requirements as a minimum with the <br />exception that the fIrst floor ground area will follow the requirements for R -1 C for the <br />subdivision development. Mr. Banning turned the presentation over to Mr. Henderson of <br />Arbor Homes. He stated that they had increased the requirement for brick up to 50 <br />percent. He then asked the board if they had any questions. <br /> <br />Commissioner Crouch asked if they are following the theme of Grandview on percent of <br />houses as to certain sizes. Mr. Henderson stated that Grandview had a minimum of 1100 <br />sq. ft. with a 20 percent minimum of houses in any section will be between 1.100 and <br />1,300 sq. ft. and a minimum of 20 percent will be greater than 1.650 sq. ft. They are <br />starting theirs at 1,200 for single story instead of 1,100 and two stories will be 1600. <br />They will be more than willing to do something in the way of percentages. <br /> <br />Commissioner Williamson \tated that most of the houses will be facing with the backs to <br />the road and to other houses and he would like to see more masonry for that area. Mr. <br />Henderson stated that they had provided landscaping along Hadley Road as other projects <br />along there had done and as far as the houses that back up to Grandview there is not any <br />brick on the rear of any of those existing houses, so they are going to be very similar to <br />that. Grandview had a lot of brick, but there is not any actual form of brick commitments <br />with that zoning petition. They should not be very far off in similarity betw~9;~e tw~ <br />projects as far as the front and rear brick are concerned. Commissioner Wi1liMni~~(e<1 <br />that personally he would like to see more up scale homes and fewer homes in this area. <br />He feels there is not a need for this development at this time. <br /> <br />Commissioner McGuire asked if the siding would be vinyl and asked about the thickness <br />of the vinyl. Mr. Henderson said the siding would be vinyl and that they would agree to <br />use the upgrade vinyl of .045. Mr. McGuire said he had driven through a subdivision <br />with vinyl siding; the siding was buckled and pulling away from the house. Mr. <br />Henderson said the .045 siding would not buckle. <br /> <br />Commissioner Pygman stated that the garage doors would take up a: large part of the front <br />of the house, so where would the 50 percent brick come from.
