<br />MOORESVILLE PLAN COMMISSION <br />MINUTES <br />THURSDAY, MARCH 27,2003,6:00 PM <br /> <br />The Mooresville Plan Commission met in regular session on Thursday, March 27, 2003, <br />at 6:00 PM at the Mooresville Town Hall. <br /> <br />Plan Commission members present were: President Mike Young, Chris Crouch, Troy <br />Bryant, Charles McGuire, John Ehrhart, Robert Corbin, Robert Williamson, and Jim <br />Bruner. Tim Bennett was absent. Town attorney Tim Currens was present. <br /> <br />Motion was made by Commissioner Bryant, second by Commissioner McGuire to <br />approve the minutes of the February 27,2003 meeting. Motion carried unanimously. <br /> <br />Ross Holloway, Holloway & Associates, appeared before the commission for a Final Plat <br />Approval of Section #1, Lakeside Commons, developed by Shae Corporation located on <br />Hadley and Landersdale Road. Mr. Holloway explained a condo manager and an <br />association would be set up. The units were 1100 square feet for a duplex and 1200 <br />square feet for a single- family unit. The fifteen units in Section #1 are single-family <br />units. Commissioner Ehrhart asked if the community building would be in another <br />section. Mr. Holloway told him that after 50% of the units were constructed they would <br />build the community building. Commission Young asked what the timeline was for 50% <br />sales and Mr. Holloway answered possibly five years. There would be 170 units total in <br />the development, which would make approximately 70 units 50 %. Commissioner <br />Bryant asked if the garages were all two car and how many feet was between the <br />structures. Mr. Holloway told him all were two car garages and there was ten feet <br />between the structures. Commissioner Ehrhart asked if these were like the development <br />up by the Methodist Church on Indianapolis Road and Mr. Holloway said they were. A <br />motion was made by Commissioner Ehrhart, second by Commissioner Corbin to approve <br />Section I, Lakeside Commons, subsequent to future plat approvals no advertising needed, <br />performance & maintenance bonds, and when seventy units are sold the community <br />building will be built. Motion carried unanimously. <br /> <br />Next on the agenda, Steve Stover, 5812 East Landersdale Road, asked the commission <br />what he needed to do to build an apartment above his garage for his sister-in-law to use in <br />the future. Town attorney Tim Currens told him this needed to be inspected and needed <br />to look at the whole picture, such as talk to neighbors, before a decision could be made. <br />Mr. Currens said it either had to be a rezone or a variance. He told Mr. Stover he could <br />talk to a professional for guidance. <br /> <br />Commissioner McGuire asked if there were any changes to the Comprehensive Plan <br />draft. He told the commission that Tim Currens had some good suggestions and EDC <br />Director Helen Humes wanted an item added on telecommunications. <br />
