<br />MOORESVILLE PLAN COMMISSION <br />MINUlES <br />THURSDAY, JANUARY 22, 2004 <br />6:00 P. M. <br /> <br />The Mooresville Plan Commission met on Thursday, January 22, 2004, at 6:00 P. M. at <br />Mooresville Town Hall. <br /> <br />Commission members present were: Chairman Mike Young, Jim Bruner, Chris Crouch, <br />Robert Corbin, John Ehrhart, and Charles McGuire. Robert Williamson came in later and <br />Troy Bryant and Tim Bennett were absent. <br /> <br />A motion was made by Commissioner McGuire, and a second by Commissioner Crouch <br />to approve the minutes of December II, 2003, with a correction to page two, deleting <br />'and streets'. Motion carried 6-0. <br /> <br />First on the agenda was Ross Holloway of Holloway Engineering with a request for <br />different lot sizes for a development by Hopkins called Cambridge Village. This addition <br />is located on Bridge Street across from Roberson Woods. Ross Holloway told the <br />commission the developers had determined that a 1600 square foot minimum living area <br />requirement would significantly affect the marketability of that portion of the <br />development because they thought there would be a significant portion of homes in <br />excess of 1600 square feet. But they also thought there was a large empty nest, single <br />professionals market that would purchase homes in the 1400 square foot range. They <br />were requesting to lower the minimum to 1400 square feet. Mr. Holloway said at the <br />1600 square foot minimum the cost ofthe construction of the home would be over $100 a <br />square foot and the lots approximately $40,000, which would put the price of minimum <br />size up around $200,000 or more and that would shut out of the market some seniors and <br />empty nesters, etc. The homes would be around $180,000 even at 1400 square feet. The <br />infrastructure costs, because of the alleys, and the low density of approximately 2.4 lots <br />per acre, the lots would have to be priced at $40,000. Commissioner Ehrhart said <br />because this is not condominiums which are in the area of 1400 to 1600 square feet and <br />Mr. Holloway had mentioned the high range may be 2400 square feet and he thought this <br />just seemed to be a wide variation of square footage. Mr. Holloway said they still felt <br />there would be a high percentage that would go over 1600 square feet. Commissioner <br />Young asked if they would consider a percentage. Mr. Holloway answered he would <br />entertain a percentage from the commission. He said they were thinking 60 percent <br />would be around 1400 square feet and the balance would be 1600 square feet or larger. <br />Commissioner Ehrhart said how about maybe 1400 on the smaller lots and 1600 on the <br />large lots. Mr. Holloway said on the large lots they had already agreed to 1800 square <br />feet and all they were discussing tonight were the Cambridge Village where lots were 64 <br />x 120. Commissioner Young asked how many lots were in that section and Mr. <br />Holloway said he was guessing at an approximate number of a little for than half of the <br />143 lots in that section. The commission and Mr. Holloway decided there were <br />approximately 77 lots. Commissioner McGuire commented he went thru some 1400 <br />
