<br />roadways will be constructed to Mooresville standards, fifty feet wide and request they be <br />public roads. The Homeowner's Assoc. will handle the care and maintenance ofthe <br />common area and landscaping. There will be concrete drives to the two car attached <br />garages. No outside storage ofRV's, boats, or unlicensed vehicles, no above ground <br />pools. Ten acres are dedicated to open space recreation. Density is 2.3 units per acre. <br />Commissioner McGuire reminded commission members the zoning ordinance called for <br />a 40 ft. setback in the front and a 40 ft. setback in the back. Commissioner Williamson <br />commented they had found in the past developers who put upper scale homes such as <br />2400 sq. ft next to a 1300 square foot home. People don't want their $350,000 home next <br />to a $100,000 home. Chairman Young asked where the cut into Grandview was located. <br />Commissioner Berwick asked if this was where the issue of stormwater with Grandview <br />and where the people's garages are getting flooded. Steve Brehof said they would <br />construct a swale along the back side of the project next to Grandview to direct the runoff <br />to a retention area. Commission Ehrhart said he did not think they should deviate from <br />the setbacks. Commission Ehrhart said the concern of the commission is that there are <br />many upscale homes in the area that are now up for sale and they are not being sold. He <br />was concerned about the impact this would have on our schools. <br /> <br />Mr. Jeff Quyle, 6441 E. Cold BluffCt., Morgan Co. Commissioner, was concerned about <br />the traffic on Hadley Road. The county has just voted to start planning a thoroughfare <br />for the county with emphasis on Brown, Harrison, Clay, Madison and Monroe townships. <br />Hadley Road will probably name be as a main thoroughfare, which has a right-of-way <br />above our current requirements for a county road. He would like the commissioner to be <br />sure that the right dialog is in place so the developers for the county will be able to <br />purchase the right-of-way for future road construction. He would want the board to be <br />sure that the boundaries are contiguous for annexation to be connected to the sewer <br />system and the impact that this will have on the school system. <br /> <br />Brian Turley, 13342 N. Allison Drive, Camby, IN, stated his concern was density when <br />Arbor Homes came before the board. These homes are more upscale, but there is still the <br />issue of density. <br /> <br />Mike Young, Commission President, said they need to go back and look at the density of <br />the project and there are too many starter homes that they did not want. They need to <br />give us a definition how much plank siding verses masonry that is on the homes. <br />Commissioner Ehrhart said they need to address the intersection onto Hadley Road as far <br />as ingress and egress are concerned. He feels they should stay with the forty (40) foot <br />setback. <br /> <br />Tom Wynn, Mohney Homes, said that looking at the homes the lots are small and they <br />would welcome any suggestions on the density, as long as the lots are less than an acre. <br />They can make the project look like the Forrest Commons in Avon. <br /> <br />Commission President, Mike Young, said the PUD is supposed to of higher density and <br />the amenities the developer gives back to the community. He only sees common areas <br />that are all water and he feels there should be more parks and play areas for the children. <br /> <br />2 <br />
