<br />/' <br /> <br />MOORESVILLE PLAN COMMISSION <br />MINUTES <br />THURSDAY, FEBRUARY 26, 2004 <br />6:00 P.M. <br /> <br />The Mooresville Plan Commission met on Thursday, February 26,2004, at 6:00 P.M. at <br />Mooresville Town Hall. <br /> <br />Commission members present were: Chairman Mike Young, Jim Bruner, Chris Crouch, Robert <br />Corbin, John Ehrhart, Charles McGuire, and Robert Williamson. Tim Bennett was absent. <br />Town Attorney, Tim Currens, was present. <br /> <br />Commissioner Bruner, second Commissioner Corbin, made a motion to approve the minutes of <br />the January 22, 2004. Motion carried 8-0. <br /> <br />First on the agenda was Dennis Collier, 104 E High Street, requesting a rezone from R-1 to B-2 <br />to operate a beauty salon. John and Ida Temple, representing Mr. Collier, said that there has <br />been a beauty salon there for years and that there are other retail businesses in the area. They <br />said they would be installing a parking area on the rear of the lot that will have approximately <br />fourteen parking spaces. They stated that the parking lot would be asphalt. Mr. Ehrhart asked if <br />there would be any green space and they said there would be some in the front along High Street. <br />They said there would be four styling stations in the salon. <br /> <br />Motion was made by Commissioner Bryant, second by Commissioner Bruner, to approve the <br />recommendation to the Town Council to rezone 104 E. High Street from R-l to B-2 and that this <br />does not adversely affect the Comprehensive Plan. Motion carried 8-0. This will go to the <br />Town Council on March 16,2004. <br /> <br />Next Ross Holloway, Holloway Engineering, representing C & H Construction, was requesting a <br />consultation on Amberwood Development on Bridge for rezone to residential use. They would <br />like to build duplex and four-p1ex condominiums that will be all brick. They would like to build <br />eight units to face Bridge and have driveways onto Bridge Street. They wanted to know what <br />the board's feelings and comments on this project would be. The board said they would like to <br />see a common driveway for every four units and green space between the drives and the street. <br /> <br />Next Ross Holloway, representing Sonny Perry, Ned Rhodes, and Bryant Hopwood, requesting a <br />consultation on the revisions for Lakeside Commons on Hadley Road. They have had some <br />input from potential buyers saying the concept of single unit condos does not sell very well. <br />The people tend to want some yard that they own. They would come back with a rep1at for the <br />PUD, basically with yards to each of the units. The association will still maintain the exterior of <br />the building and mowing of the grass. Because of the cost of vacating a plat, rep1ating, and <br />sending notices to adjoining property owners they wanted him to see how the board would feel <br />about the proposal. They do not want to change the density, they want to stay with the current <br />plan, and they just want to give people yards that they own. The board said that they understood <br />the problem and would consider the PUD. <br /> <br />1 <br />
