AMENDMENT NO. 2 TO THE <br /> MOORESVILLE ECONOMIC DEVELOPMENT PLAN <br /> <br />I Introduction <br /> <br /> The initial Mooresville Economic Development Plan was approved in 1993. This Plan <br /> <br />was amended in March, 1997 to expand the powers of the Plan and scope of the Plan to make it <br />compatible with changes in the community and the economic changes that had taken place <br />during that same time period. Since 1997 the Town has expanded its corporate limits to areas <br />adjoining the existing Mooresville Economic Development Plan territory with a large portion of <br />this land designated to be an industrial development area. it is nov,, necessary to expand the <br />limits of the current Economic Development Plan to include an area which adjoins SR 67 which <br />is more particularly illustrated in the attached Exhibit "A", a map which shows the original Plan <br />coordinated in green and the expanded district in purple. This area is consistent with the Town's <br />Master Plan for the use of this ground and the original Plan for the Economic Development <br />District. This specific Amendment is reasonable and appropriate when considered in relation to <br />the original Plan, the purpose of the original Plan and the Amendment conforms to the <br />Comprehensive Plan of the Town of Mooresville's Zoning Ordinance. The primary parcel is the <br />Butler ground consisting of approximately 74 acres which is zoned for and well suited for <br />industrial development. However, this area has failed to develop due to a lack of infrastructure <br />including sewer, water, water capacity for fire fighting, internal roads and internal access. <br />Industrial development of this area would help accomplish the Town's goal of reducing property <br />taxes and increasing the tax base for the schools, Township, County and Town. Having this <br />additional ground made available for development would benefit the Town in it's efforts for <br />economic development by making a new tract of land available which offers different site <br /> <br />advantages compared to existing ground <br /> the <br /> industrial <br /> that <br /> is <br /> available. <br /> <br /> <br />
