the sign and two signs 14 by 48 feet, one on each side. They do have a state permit to locate a <br />sign in that location. The sign will extend 25 feet above the building. They believe that this <br />particular sign will fit in with the other commercial businesses in the area. The existing property <br />is zoned B-3. This will be an all steel structure, signs will be of vinyl and it will be illuminated. <br />Mr. Barry states that what they were requesting was five times larger and ten feet higher than the <br />ordinance allows and Mr. Coffey said that was correct. Mr. Coffey stated that if the board felt <br />that 45 feet was too high, they would amend their petition to the height of 35 feet. Mr. Currens <br />asked if there were any easements in that area and Mr. Coffey said the sanitary line easement <br />was behind where they propose to put this sign. He did not think there were any other utility <br />easements in that area. Mr. Currens said there appeared to be a utility there that was why he was <br />asking. Mr. Kramer stated that the sign at Southbridge Crossing is a little taller than our <br />ordinance allows and with research we could find out, so if they would agree with that height it <br />would make it higher than 35 feet. Mr. Barry stated that the sign was setting across the build <br />line and Mr. Coffey said the actual pole was not across the build line, but the sign itself would <br />be. Mr. Coffey stated that Mr. Bartley would agree to set the sign back so it would not be across <br />the build line. Mr. Coffey stated that if the Board felt that the 14 by 48 foot sign was to large <br />they were willing to cut down the sign to 10 V2 feet by 36 feet. Mr. Barry asked if it was setting <br />in the proposed parking lot and Mr. Coffey said there was a large entrance garage door, but he <br />didn't see anything stored there. <br /> <br /> After the reading of the Fact-of-Findings for a variance from development standards a motion <br /> was made by Mr. Barry, second by Mr. Crouch to approve a variance of development standards <br /> for an advertising structure for Lot 4-H at Southbridge Crossing, with the structure being made <br /> of steel, tWo vinyl faces, the size will be 10 V2 feet by 36 feet, not greater in height than the <br /> Southbridge Crossing sign, and built behind the 60 foot building line. Motion carded 4-0. <br /> <br /> Next was Dale Coffey, Holloway Engineering, representing Mr. Ron Alexander, requesting a <br /> variance of setback from 20 feet to 12 feet to build a garage on lot 4 Victor & Young Hillcrest <br /> Subdivision. Mr. Coffey said there was an old garage on the property, which the Alexander's <br /> have tom down, and because of the inground swimming pool on the property, they had to locate <br /> the new garage closer than the requirement of 20 feet to the back property line. Because of the <br /> utility easement, they have to stay twelve feet away from the back property line. The new <br /> garage will be a little larger than the old garage, because they are putting a small bathroom in the <br /> garage. Mr. Kramer asked if the new garage with bath will be accessible to the pool and Mr. <br /> Coffey said he thought it would. Mr. Coffey said the new garage will match the house in <br /> appearance and will blend in with the house. <br /> <br /> After the reading of the Facts-of-Findings for development standards a motion was by Mr. <br /> Young, second by Mr. Barry, to approve the variance from development standards of the rear <br /> setback from 20 feet to 12 feet for a garage on Lot 4 in the Victor & Young Hillcrest <br /> Subdivision.
