TOWN OF MOORESVILLE PLAN COMMISSIION <br /> MINUTES <br /> THURSDAY, JANUARY 25, 2007 <br /> The Mooresville Plan Commission met in regular session January 25,2007 at the <br /> Mooresville Government Center. <br /> Plan Commission Members , Chairman Mike Young, John Ehrhart, Charles McGuire, <br /> Charles Berwick and James Logan and Darrell Brown were present. Robert Williamson <br /> was absent. Commissioners Bryant and Corbin will be replace at a later date. Town <br /> Attorney Tim Currens was also present. <br /> A motion was made by Commissioner McGuire with a second by Commissioner Ehrhart <br /> to approve the minutes of the December 14, 2006 meeting. Motion carried with none <br /> opposed. <br /> The first item on the agenda was Ross Holloway for the Wyttenbach project on Keys and <br /> Bunker Hill Roads. Mr. Holloway is asking for preliminary plat approval for section II <br /> Keswick Estates. Mr. Holloway explained that they had gone back and changed the lots <br /> to 2 acres instead of the 1 acre lots. The plan shows two septic sights for each lot, and <br /> part of the wooded area would be taken up by a 2.4 acre retention pond. There will be 25 <br /> feet of right of way for Keys Road and 35 feet for Bunker Hill Road each lot will have <br /> 200 feet or more of road frontage. Mr. Holloway went on to explain the request for a <br /> favorable recommendation be contingent of the following, with approval of the vacation <br /> and replat of Sec. I, issuance of drainage permit, approval of access to County Roads, <br /> Acceptable soil site evaluation, along with all other requirements being met. Mr. <br /> Holloway explained the covenants and restrictions. Mr. Holloway said the buildings on <br /> the property at this time would be taken down. They will go with what the county will <br /> want for the driveway cuts along Bunker Hill Road. Chairman Young asked who would <br /> maintain the unbuildable space at the Y of the lake. Mr. Holloway said that it would be <br /> part of lots 29,30,31, and 32, so these owners would be maintaining this area. Joe <br /> Beikman asked if the lake would be part of the storm water retention, Mr. Holloway <br /> said that it would be probably would be and that the county would require language be <br /> put into the covenants and restrictions to address maintenance. Mr. Beikman asked about <br /> #8 of the covenants and restrictions of maintenance of lots not sold because only the sold <br /> lots was addressed. Mr. Hollaway said that it could be changed to say vacant lots. <br /> Morgan County Comissioner Jeff Quyle came before asking that the Commission helped <br /> the county as much as possible on limiting drive way cuts, to help with maintenance with <br /> the county roads.Mr. Holloway they would work with the county and there may be a lot <br /> or two where a common drive may be necessary. Commissioner McGuire moved to <br /> approve the preliminary plat with the following to be addressed approval of the vacation <br /> and replat of Section I Keswick Estaates, drainage permit from the county, soil <br /> samples,approval of the access to the county roads by the Morgan Co. Highway <br /> Engineer. Also the maintenance issues raised by Joe Beikman,be adressed <br /> Commissioner Ehrhart seconded the motion which carried 5 to 0 with none opposed. <br />
