MOORESVILLE REDEVELOPMENT COMMISSION MINUTES <br />Thursday, <br />Thursday, March 23, 2023 11:30am <br />Mooresville Government Center <br />Commission Members present: Brian Culp, Erin Pipkin, Ryan Taylor, Dana Heidenreich and Shane <br />Williams. School representative Dr. Jake Allen was present. Project Manager Chelsey Manns was <br />present. Redevelopment Commission Attorney Adam Steuerwald participated virtually. <br />Commissioner Taylor called the meeting to order and led the group in the pledge followed by an <br />invocation. <br />Shell Building Purchase Agreement: Manns presented a purchase agreement executed by Buffers USA, <br />Inc. for the shell building. Highlights of the deal include the creation of 8-10 jobs year one, 5 additional <br />jobs year two at $20-26/hour plus full benefits. Purchase price is $5,000,000 and no abatement was <br />requested. The due diligence period is 60 days at which time the purchaser can opt out of the purchase. <br />Closing must happen no more than 15 days after the inspection period ends. After some discussion, <br />Commissioner Culp made the motion to approve the purchase and sales agreement as presented. <br />Commissioner Heidenreich seconded the motion, which carried 5-0. <br />For the Good of the Order: Manns thanked the attorneys and real estate professionals on their work on <br />the purchase agreement. <br />Commissioner Pipkin made the motion to adjourn.
