MOORESVILLE BOARD OF ZONING APPEALS <br />MINUTES <br /> THURSDAY MAY 9, 2002 <br /> <br />The Mooresville Board of Zoning Appeals met on Thursday, May 9, 2002 at 7:00 P.M. at <br />the Mooresville Town Hall. <br /> <br />Member present were Alan Kramer, Chairman, Don Barry, Mike Young, Jori Swisher, <br />and Chris Crouch. Town Attorney, Tim Currens, was present. <br /> <br />Motion to approve the minutes of the April 11, 2002 meeting was made by Don Barry, <br />second by Mike Young. Motion carried 5-0. <br /> <br />First on the agenda was Emest& Inez Henry, 531 W. County Line Road, Mooresville, IN <br />asking for a Variance for a Pet Salon in their home, which their daughter Cynthia Lawson <br />would operate. Cynthia Lawson, represent Mr. & Mrs. Henry, said she was the sole <br />caretaker for her parents the Henry's, and she was wanting to have a Pet Salon in their <br />home so she could work and take care the her parents. Mr. Crouch asked if she had <br />adequate mm around space, how many parking spaces were available, was the drive <br />asphalt or gravel? She said there was adequate turn around space, four (4) parking <br />spaces, and the drive way is gravel. Mr. Barry asked if she would have a sign and she <br />said she would have a 2 ft. by 3 ft. with name of the Pet Salon and phone number. After <br />the reading of the attached findings of fact for variance of use and their being no further <br />comments, Mr. Kramer asked for a motion. <br /> <br />Motion to approve the Variance for Ernest & Inez Henry (Cynthia Lawson), 531 W <br />County Line Road, Mooresville, IN to operate a Pet Salon in their home, to run with the <br />existing owner only and a sign no larger than six (6) square feet was made by Mr. Don <br />Barry, second by Mr. Mike Young. Motion carried 5-0. <br /> <br />Next was Mr. Wayne Pace, 269 N. Monroe St. Mooresville, IN requesting a Special <br />Exception for storage united in B-2. Mr. Ross Holloway, Holloway & Associates, <br />representing Mr. Pace, stated the Special Exception would need to be forwarded to the <br />Plan Commission to determine it effect on the Master Use Plan. He is requesting that this <br />be done and he is sending a letter to the Plan Commission that it be heard at their June <br />meeting. Mr. Pace owns the property which Delbert Hobson use to own and this property <br />is surrounded by property zoned B-2, B-3 and R-3 uses, except on the extreme east side <br />which is an R-1 use. In terms of the Mooresville Zoning Ordinance warehousing is <br />allowed in B-2 District with a Special Exception. This Ordinance does not include mini- <br />warehouses and the special exception is for the construction and operation of "individual <br />self-storage rental units", commonly known as mini-warehouses. There will not be any <br />commercial warehousing with the use of large truck terminals. They know there are <br />other issues that the board would want the to address at the next meeting after they have <br />been to the Plan Commission. Mr. Kramer asked if Mr. Pace owed all the property from <br />State Road 267 to the area in question and Mr. Ross said that he did. He also asked if <br />Stormy Lane was a public access and Mr. Holloway said he believed it was a private <br /> <br /> <br />
