MOORESVILLE BOARD OF ZONING APPEALS <br /> MINUTES <br /> THURSDAY, NOVEMBER 14, 2002, 6:00 P. M. <br /> <br />The Board of Zoning Appeals met in regular session on Thursday, November 18, 2002, at <br />6:00 P. M. at the Mooresville Town Hall. <br /> <br />Board members present were: Chris Crouch, Don Barry, Jon Swisher, and Mike Young. <br />President Alan Kramer was absent so Chris Crouch was acting President in his place. <br />Town attorney Tim Currens was present. <br /> <br />Motion was made by Don Barry, second by Jon Swisher to approve the minutes of <br />October 10. 2002. Motion carried 4-0. <br /> <br />First on the agenda was Larry Long requesting a variance from a 20,000 square foot <br />requirement for a B-1 zoning. The house is located at 32 East High Street and is zoned <br />R-1. He wishes to make the home into a business and needs a B-1 zoning. The lot is a <br />16,300 square foot lot, but he wants to make a minor plat of 10,000 sq. ft. on the back <br />part of the lot for a double and leave the front of lot on which the house sits a 6,000 sq. ft. <br />lot. Parking for Lot 1 is on the north end of the house and is enough for approximately <br />seven spaces. The house is 1400 square feet or less. He proposes to build a two bedroom <br />brick double that would have access from either alley. Charles McGuire from the <br />audience stated he thought it was ironic that the lot is too small to begin with and that the <br />proposal is to divide the lot into two lots. Motion was made by Jon Swisher, second by <br />Don Barry to approve the variance. The vote was three for the variance and one <br />abstention. Mike Young abstained. <br /> <br />Next on the agenda was Mark Peden representing Ryan Crist with a request for a <br />variance for a two family dwelling at 214 Bishop Street. The house has 2400 square feet <br />and has two bedrooms and a bath upstairs and downstairs. They are currently working <br />on a kitchen for the upstairs. There are two to three parking spaces. Mr. Peden said he <br />and his client feel that a two family dwelling would not be adverse to the health, safety <br />and welfare of the community. Mr. Crist bought the house with the intent to make it into <br />a two family residence. Don Barry read the findings of fact for a change of use. The <br />Board found the surrounding properties would not be affected. Motion was made by Don <br />Barry, second by Jon Swisher to grant the variance for use of property. Motion carried 4- <br />o. <br /> <br />There being no further business to come before the Board of Zoning Appeals at this time, <br />a motion to adjourn was made by Mike Young, seconded by Jon Swisher. Motion carried <br />4-0. <br /> <br />The next meeting of the Board of Zoning Appeals will be December 12, 2002, at 6:00 P. <br />M. at the Mooresville Town Hall. <br /> <br /> <br />
