<br />~, <br /> <br />MOORESVILLE PLAN COMMISSION <br />THURSDAY MAY 23, 2002 <br />MINUTES <br /> <br />The Mooresville Plan Commission met on Thursday, May 23, 2002 at 7:00 P. M. at the <br />Mooresville Town Hall. <br /> <br />Plan Commission member present were: Mike Young, Robert Corbin, John Ehrhart, <br />Charles McGuire, Chris Crouch and Jim Bruner. Andy Pygman, Robert Williamson, and <br />Tim Bennett were absent. Town Attorney, Tim Currens, was not present. <br /> <br />Motion was made by Commissioner Crouch, second by Robert Corbin, was made to <br />approve the minutes of April 25, 2002 minutes. Motion carried 6-0. <br /> <br />First on the agenda wfil~evelopment, St. Road 67 and Allison Road PUD-E- <br />Mixed retail, office and Multi-family. Mr. Kennett Zumstien, D & S Development, <br />Division of J. Greg Allen Builder & Associates, asked for a continuance, because they <br />have been in conversation with INDOT Greenfield District. He had a letter from Dwayne <br />Myerson dated April I, 2002 about a curb cut that is in a limited access right-of-way and <br />there is a limited amount of access cuts, so get an additional cut they need to look at <br />trading one somewhere else. They know there is a concern that Allison Road will be cut <br />off from access from State Road 67, so they need to do more research, plus the state is <br />asking for widening of the existing bridge and they havk~ traffic engineer and <br />contractor giving them some cost for this work. They ~they cannot proceed until they <br />have the cost information and some of the issues resolved. They are willing to work with <br />Mr. Bohanon and neighbors in getting all the issues resolved. <br /> <br />Mr. Bohanon representing the surrounding neighbors main concern is Allison Road and omiT <br />the setback. He noted there is precedence for a single entrance only from St. Rd. 67 ~ <br />such as the Weliever, Southbridge Crossing, and one for Damon's on St. Rd. 37 in <br />Martinsville, they have used the short lanes and only one entrance. }.Ie alS0 showed an <br />a).temate plaInrl' ptlttiBg single r.esidences nn A llisOll Road, because the onl)" two <br />b1lildiRgS between St. Rd. 67 and the feed store IDC lcsidcntial LypcM~gs. They <br />would like to keep the residential look for the area. ) ./ ~ <br /> <br />Mr. Jeffery Jones, Jones Family Mortuary, concern was the curb cut on the limited <br />highway, and these curb cut are so important to the development, why was this <br />considered an additional cut since there was access at the stop light from the other <br />direction. Mr. Zumstien said the state does not count that as an original cut, so anything <br />new would be considered a new curb cut. Mr. I1fe'kman said the State received some <br />Federal Funds to purchase the ground for the limited highway and they have to follow the <br />Federal guidelines on new cuts on the limited highway. <br /> <br />Homer Calvert, 4265 E. Allison Road, asked if the businesses south of Allison Road were <br />notified about the complex that is being proposed. Mr. Young state that the developers <br />were not required to notify them. <br />
