<br />MOORESVILLE PLAN COMMISSION <br />MINUTES <br />THURSDAY, NOVEMBER 14,2002,6:30 P. M. <br /> <br />The Mooresville Plan Commission met on Thursday, November 14,2002, at 6:30 P. M. <br />at the Mooresville Town Hall. The meeting date had been changed to November 14, <br />2002 after the Board of Zoning Appeals due to Thanksgiving. <br /> <br />Plan commission members present were: Chairman Mike Young, Chris Crouch, Jim <br />Bruner, Andy Pygman, Charles McGuire, Robert Williamson, and John Ehrhart. Robert <br />Corbin came in late and Tim Bennett was absent. Town attorney Tim Currens was <br />present. <br /> <br />Motion was made by Commissioner Pygman, second by Commissioner Bruner to accept <br />the minutes of October 24, 2002. Motion carried 7-0. <br /> <br />First on the agenda was Larry Cramer with Lewis Engineering representing Larry Long <br />for property at 32 East High Street. Mr. Long wishes to use the house currently on the <br />property for a business and needs to rezone to a B-1 and he wishes to minor plat the lot <br />into two lots. The front lot with the house for a business and the back lot for a two <br />bedroom brick double. The Board of Zoning Appeals granted a variance for lot size for a <br />business at the previous meeting. The double would have 900 square feet on each side. <br />The lot size at present is 207 feet deep and 80 Y, feet wide. Mr. Long thinks the business <br />would probably be 1300 to 1400 square feet and he is not sure of the number of <br />employees. Commissioner Young told Mr. Cramer he thought they were going to be <br />lacking on parking. Motion was made by Commissioner Ehrhart, second by <br />Commissioner Pygman to table the Minor Plat and Rezone to the December 12, 2002 <br />meeting. Motion carried 7-0. <br /> <br />Ross Holloway of Holloway and Associates appeared before the commission <br />representing the Eagles Lodge for a replat of Lots 17 & 18 at 451 Old State Road 67. Lot <br />17 has an existing building and the Lodge wants to sell that building. The Eagles Lodge <br />was built on Lot 17 & 18 both. Lot 17 is slightly over I Y, acres and Lot 18 is I Y2 acres. <br />Motion was made by Commissioner McGuire, second by Commissioner Ehrhart to <br />approve the replat. Motion carried 7-0. <br /> <br />Next, Ross Holloway presented a rezone with a special exception for a lot on St. Rd. 67 <br />and Highway 144 for Herb Haggard and Jim Remster. Mr. Holloway said tonight was <br />purely a rezone from B-2 to B-3 with a restriction for auto sales only. Mr. Holloway told <br />the commission the lot was very difficult due to it being long and narrow with most of the <br />lot being only 80 feet from the highway right of way. He told the commission the access <br />was limited on 67 and 144. The only access would be off of Highway 67 where there is a <br />short access road owned by the State of Indiana. If you turn off of 67 you go to the right <br />to the homes and left to the short access road. Commissioner Young asked if the State <br />Highway Department would allow this as an access road for a business use. Mr. <br />
