MOORESVILLE BOARD OF ZONING APPEALS <br />- FINDINGS OF FACT <br /> <br />The Mooresville Board of Zoning Appeals now makes the <br /> <br />following findings of fact on the application of Environmental <br />Development Corporation requesting a variance from the use of the <br />real property described in the attached Exhibit "A" currently <br />zoned Agricultural with the proposed use as self storage units, a <br />B-2 zoning use and pursuant to I.C. 36-7-4-918.4 now makes the <br /> <br />following findings of fact: <br /> <br /> 1. That the approval will not be injurious to the public <br />health, safety, morals and general welfare of the community. <br /> <br /> 2. That the use and value of the area adjacent to the <br /> property included in the variance will be affected in an adverse <br /> manner due to the commercial use abutting a residential use and <br /> further that this could affect property values of the adjoining <br /> properties. <br /> <br /> 3. That the need for the variance arises from some condition <br /> peculiar to the property involved due to the fact that this <br /> property was dissected from its original parcel by the state <br /> highway when State Road 144 was put through. <br /> <br /> 4. That the strict application of the terms of the zoning <br /> ordinance would not consititute an unnecessary hardship if applied <br /> to the property for which the variance is sought. <br /> <br /> 5.
