~~~ <br />commercial development and is located west of Grafton Meadows and north Hadley <br />Road and stretches all the way to Bridge Street. This, is a planned unit development that <br />means the Town of Mooresville can enforce covenants and restrictions that have been <br />presented to the Plan Commission. There is a total of common area and parks of 8.7 <br />acres, total number of residential lots of 143 and 2 business lots that border the existing <br />Town Center Development. There is approximately 500 to 600 feet from these to the <br />back of the Hotel. This has already been zoned for commercial use. This development is <br />very low density. The PUD->/ zoning is because there will be business with the <br />residential. This will be annexed to the Town of Mooresville pending approval of the <br />rezone. Cambridge Village lots are approximately 64 by 120 and all the garages will be <br />in the rear and accessed by alleys. The Village of Princeton will more traditional size lots <br />approximately 90 by 150 with all of the garages in the rear of the home accessed by a <br />driveway along the south side of the home. There are 661ots in Princeton with a <br />minim. um area for the one story of 1 S00 square feet for one story and 2400 square feet for <br />two-story. The homes will be a ranch type or colonial style. The Cambridge Village <br />makes this development unique. Not more than 60% of the homes will be 1400 square <br />feet not less than 40% will be 1$00 square feet or larger. The style of homes will be <br />1900's style cottages and each home will have a fee standing yard 1ighC in the rear. All <br />homes in Princeton and Cambridge will be stone, brick, wood, or hardy plank, no vinyl or <br />aluminum- All homes will be on a crawl space or a basement and will have a concrete <br />drive. All homes will have road grade of 6-12 or greater and be landscaped with trees <br />and shrubs of a species of plants approved by the developer. All lots except the Grafton <br />residential and out lots because the Grafton family is retaining those will be part of the <br />homeowner's association. The association will be responsible for maintaining all <br />common infrastructure, landscaping, lakes, parks, streets, lights, entry, and alleys. The <br />covenants and restrictions of the community will be esCablished and insured integrity and <br />continuity of style and villages are maintained. The covenants and restrictions were <br />submitted to the Plan Commission and Mr. Currens had one comment that has been <br />addressed. Mr. Currens wanted to clarify that the Plan Commission would have control <br />over the architectural type of the buildings. Bridge Street will be widened to provide four <br />lanes. This includes an opposing left, a thru westbound and a thru eastbound, and a right <br />turn eastbound. This improvement for Bridge Street is approximately for 1100 or 1200 <br />feet. Hadley Road will be widened to three lanes, adding a dedicated right turn, in to the <br />development. This will be the secondary entrance. There will be decorative street lights <br />not to exceed every 300 feet and Cwo at each intersection and will be maintained by the <br />homeowner's association. They will be requesting the Town to contribute their standard <br />amount of maintenance that they do for some of the other subdivisions. The roundabout <br />will be landscaped and maintained by the homeowner's association. The exterior in the <br />commercial area must be compatible to the style of homes in the development and limited <br />to professional offices, bakery, coffee shop, ice cream shop, deli, jewelry, insurance, and <br />other similar low impact uses that would be a compliment to the area. Signing and <br />landscaping must be compatible. There will. be a boulevard with a 20-foot minimum <br />island. This will go from Hadley Road to Bridge Street. There will be under drains and <br />sidewalks. Ten different styles of homes are available; no two styles would be side by <br />side. The mailboxes will be in back of the homes. <br />Councilman Warthen asked about the alleys behind the homes and if they were going to <br />be maintained by the Homeowner's Association and Mr. Holloway said yes and they will <br />not be dedicated to the Town. He also asked about the landscape and maintenance of the <br />center barriers. Mr_ Holloway said the association will and if the Town wants this <br />Boulevard dedicated that is possible and the association would maintain the island <br />landscaping. Councilman Warthen asked about the location of the fire hydrants and Mr. <br />Holloway told him they would be in the front of the homes. Councilman Warthen asked <br />if the Fire Department wanted to locate hydrants in the island, would that be a problem.. <br />Mr. Holloway said they were committed to put them where the Fire Department tells <br />them to put them. Councilman Warthen commented he had spoken with the Fire Chief <br />and with the roads being 20 feet wide the aerial truck was a concern. Mr. Holloway said <br />20 feet was one way so the total pavement would be 40 feet in width, 20 feet one way and <br />20 feet the other way. The side streets are 26 feet.
