MOORESVILLE BOARD OF ZONING APPEALS <br /> MINUTES <br /> THURSDAY, DECEMBER 1.1, 2003, 6:00 P.M. <br /> The Mooresville Board of Zoning Appeals met on Thursday, December 11, 2003 at 6:00 <br /> P.M. at the Mooresville Town Hall. <br /> Board members present were: Chairman, Alan Kramer, Chris Crotch, Jon Swisher and <br /> Mike Young. Town attorney, Tim Currens was also present. Board member, Don Barry <br /> was absent. <br /> A motion to approve the minutes of the November 13ffi meeting, as amended, was made <br /> by Jon Swisher, second by Chris Crouch. Motion carried 4-0. <br /> The first item on the agenda was the petition for a variance for front and side setbacks by <br /> Tom Warthen on behalf of his mother, A. Rosa Warthen, at her property located at 960 <br /> Westbrook Drive. The proposed construction is of an open-sided, covered carport, that <br /> would be built forward of the existing building_ It will extend 24 feet in front of the <br /> existing building for a front setback of 16 'h feet from the sidewalk. The design of the <br /> new building will mirror the design of the existing home, which is a 1957 National home. <br /> It will have vinyl siding with treated and covered posts at the exterior_ The driveway is <br /> currently 20 feet wide and the posts will extend to the edge of the driveway. Mrs. <br /> Warthen currently has her father living with her and this would give her a sheltered <br /> building during in climate weather for getting him to and from the vehicle. It will. <br /> enhance the value of the property and will not in any way restrict the vision of the <br /> neighbors. Alan Kramer was concerned about the roofline being only two feet from the <br /> property line. He asked if the posts were at two feet and then the overhang would extend <br /> even closer to the property line_ Mr. Warthen stated that the overhang itself extends to <br /> two feet from the property line. There were no questions from the audience. Alan <br /> Kramer read the standards for approving a variance. This being done, a motion was <br /> made by Mike Young to approve the petition for the variance, second by Chris Crouch. <br /> Motion carried 4-0. <br /> There being no further business to come before the Board at this time, a motion was <br /> made by Jon Swisher to adjourn the meeting. Motion was second by Chris Crouch and <br /> carried 4-0. <br /> The next .meeting of the Mooresville Board of Zoning Appeals will be held on January 8, <br /> 2004 at the Mooresville Town Hall. <br /> Chairman <br />
