Board of Zoning Appeals <br /> Minutes <br /> November 14th, 2013 <br /> Members present: Perry King, Alan Kramer, Neal Allman, Mike Young and <br /> town attorney Tim Currens <br /> Neal Allman called the meeting to order, and called for a motion on the <br /> previous minutes. Perry King made a motion to approve the minutes as typed, it <br /> was seconded and passed. <br /> Neal Allman called for a motion on the previous facts of findings, a motion was <br /> made to accept as typed, motion passed. <br /> First item on the agenda; John Larrison, of Holloway Engineering representing <br /> Mr. & Mrs. Brown of 27 W. High St. The Brown family is seeking to split the <br /> property into two lots, for the purpose of selling one lot. The property currently <br /> has 1 single family home and two rented mobile homes on it. The Browns' arc <br /> asking to reduce the minimum lot size, proposed lot 1 would be 13,320 sq. ft, <br /> with a single family home, proposed lot 2 would be 10,680 sq. ft. with the two <br /> mobile homes. The Browns' are looking to sell the lot with the single family <br /> home and then maintain ownership of the two rentals. Mr. Larrison states that <br /> the existence of the multiple homes on one property has been 20 years, the <br /> Brown's purchased the property that way. Mike Young clarified the current <br /> homeowners were not interested in selling the,entire property as a whole. <br /> Questions were called for, Terry Fields of the audience stated he was a neighbor <br /> and was not in favor of the split, he has concerns with multiple property <br /> owners, he would like to see the property in question remain in the ownership <br /> of one person / family. Votes were taken on the following individually: <br /> 1. Area variance from 16,000 sq. ft. to 13,320 and 16,680 —motion passed. <br /> 2. Allow 2 single family homes on 1 parcel —motion passed. <br /> 3. Reduce rear setbacks for "lot 2" —motion passed. <br /> 4. Reduce front setbacks for "lot 1" — motion passed <br /> 5. Reduce minimum width to depth ratio for both lots — motion passed. <br />
