<br />-, <br /> <br />c <br /> <br />dimension, a scale as recommended by the Commission may be used. <br /> <br />STEP 2. <br /> <br />Preliminary Plat Approval <br /> <br />After an application for approval of a plat of a subdivision, <br />together with two (2) copies of all maps and data, has been <br />filed, the Commission shall review the proposed Preliminary <br />Plat for the purpose solely of determining whether to allow <br />the preliminary plat and data to be formally "filed" with the <br />Commission of record or whether to return such items to the <br />subdivider with suggestions for changes. Unless and until <br />the Commission formally accepts a preliminary plat for filing, <br />it shall not be considered as actually filed for the purposes <br />of proceeding to the succeeding steps toward final plat appro- <br />val as hereinafter set forth, The filing of a preliminary <br />plat grants no proprietary rights to the applicant in the <br />proposed subdivision and in no way is binding upon the Commis- <br />sion as to what terms and conditions will apply before final <br />plat approval is granted, if any, it being the purpose of such <br />preliminary data and drawings, among other purposes, to advise <br />both the Commission and the interested public as to what the <br />applicant or subdivider is proposing in order to appropriately <br />hold a public hearing on the proposed subdivision. <br /> <br />Every preliminary plat shall provide a drawing indicating <br />thereon the proposed sanitary sewer system, with connections <br />to the main sewer system and lift stations, if any. Every <br />preliminary plat shall further provide a drawing indicating <br />thereon the proposed water main supply system, with connections <br />proposed to the private water utility supply, and if not avail- <br />able, the type of well system contemplated for each lot, if <br />any. The preliminary plat shall also indicate curbs, gutters, <br />sidewalks and storm drainage, together with easements for all <br />surface drainage. <br /> <br />Easements shall be shown and located on all preliminary plats <br />indicating proposed dedication for utility purposes to acco- <br />mmodate sewer, water, drainage and other utility facilities~ <br /> <br />A. <br /> <br />Every preliminary plat shall specify the proposed type of <br />bond which shall be posted with the final plat, if approved, <br />the type of surety and where known, the name of the surety <br />to cover the three (3) year maintenance period for all sys- <br />tems to be installed by the subdivider in accordance with <br />the provisions of the final plat which is to be approved. <br /> <br />',- <br /> <br />B. <br /> <br />After the Commission has accepted an application and Preli- <br />minary Plat, it shall set a date for a hearing, notify the <br />applicant in writing, and notify by general publication <br /> <br />-6- <br /> <br />L <br />
