Plan Commission Minutes <br />Thursday May 25th, 2017 <br />Members present: Mike Young, Perry King, Robert Alumbaugh, Tammy <br />VanHook, David Moore, Dennis Chambers, Joe Beikman, Jeff Dieterlen and town <br />attorney Tim Currens. <br />Mike young called the meeting to order then called for a motion on the previous <br />minutes; Dennis Chambers made a motion to accept the minutes as presented, <br />Perry King seconded the motion and the motion passed unanimously. <br />The first item on the agenda is a rezone request filed by Pam Albertson and Bob <br />Jones at 213 St. Clair St. they are asking to go from an RI to R2 to allow two <br />family dwellings on each lot 43, 44 and 45. An affidavit from David and Derrek <br />Carter, the property owner, allows Pam and Bob, potential property purchasers, to <br />speak on their behalf has been included with the application. Pam Albertson <br />presented the request, she stated they are looking to purchase the property and wish <br />to build two story, townhome style, 3 bedroom doubles on each lot. Mile Young <br />called for questions; Jeff Dieterlen confirmed 3 duplexes, Mike Young questioned <br />the road frontage, Perry King asked about the existing building, Joe Beikman <br />confirmed the number of bedrooms and the required amount of parking; Pam <br />stated the building would be torn down and the off street parking would be <br />necessary. Tammy VanHook questioned rezoning a property on an intent to <br />purchase, as the rezone stays with property and not petitioner; Pam answered that <br />should a sale fall through the current owner would possess a property zoned R2. <br />Jeff Dieterlen confirmed that variances were being sought through the BZA, and <br />Dave Moore asked if she intended to elevate the foundations she replied no. Jeff <br />Dieterlen asked if additional costs associated with rezoning, variances building <br />costs would sway her purchase decision, Pam said no. With no further questions <br />Mike Young called for a motion; Joe Beikman made a motion to send a favorable <br />recommendation to the Town Council, Dave Moore seconded the motion and the <br />motion passed 5-2, Perry King being one of the opposed. <br />During old business Dennis Chambers asked if Tim Bennett or Tim Currens had <br />followed up on the property discussed at the previous meeting; a residential home <br />possibly being used as a mechanical garage. Tim Bennett had been to the <br />Enchanted View address and spoken with the homeowner who stated he assisted a <br />friend in working on a vehicle and was not running a garage; Tim Currens had sent <br />a letter regarding the concern. An audience member, a neighbor disagreed with the <br />
