MOORESVILLE BOARD OF ZONING APPEALS <br />FINDINGS OF FACT <br />FOR VARIANCE OF USE <br />Pursuant to IC 36-7-4-918.5, the Mooresville Board of Zoning <br />Appeals having heard the Variance filed by Ward Family Revocable <br />Trust at the meeting held May 11, 2017, regarding the real <br />property located at E. Woodside Dr., Mooresville, Indiana, Parcel <br />No. 55-05-12-130-001.000-004, see attached legal description, <br />requesting a variance from the Mooresville Zoning Ordinance of <br />the length to depth ratio from 214 to 1 to a ratio not to exceed 4 <br />to 1, now finds: <br />1. The approval will not be injurious to the public <br />health, safety, morals and general welfare of the community for <br />the following reasons: the size of the tracts are such that the <br />division concerning length to depth ratio should have no impact on <br />any adjoining lot owners. <br />2. The use and value of the area adjacent to the property <br />included in the variance will not be affected in a substantially <br />adverse manner due to the following: the size of the lots and <br />location will have no affect based on length to depth ratio as to <br />property values adjoin them. <br />3. The need for the Variance arises from some condition <br />peculiar to the property involved, namely: the size of the lots <br />and location for purposes of access and use make it impractical to <br />meet the length to depth ratio. <br />4. The strict application of the terms of the Zoning <br />Ordinance will constitute an unnecessary hardship if applied to <br />the property for which the Variance is sought, namely: . <br />
