III. O.S. - OPEN SPACE <br /> <br /> This district is designed to recognize the need for parks, recreation areas, nature <br />areas, for the purpose of buffering zoning districts for recreation, and aesthetic purposes. <br /> <br />(a) Representative Uses: Parks, Planting strips of trees and flowers. <br /> <br />(b) Special Exceptions: None <br /> <br />(c) Restrictions: None <br /> <br />IV. R-1 - RESIDENTIAL SINGLE FAMILY <br /> <br />This is a single family dwelling district which shall include areas which should <br />be residential in character. The classifications within the R-1 zoning district shall vary in <br />minimum lot size and ground floor area of structure based upon density and compatibility <br />with the area and the master plan for the Town of Mooresville. <br /> <br />Residential Single Family classifications shall be defined as follows: <br /> <br />R-1 (a) to be defined as low density residential. <br /> <br />R-I (b) to be defined as medium low density residential. <br /> <br />R-1 (c) to be defined as medium high density residential. <br /> <br />(a) Representative Uses: Single family residential, consisting of one-family, <br /> detached dwellings. Other uses would include public parks, playgrounds, and <br /> related noncommercial recreational areas, churches. <br />(b) Special Exceptions: None. <br />(c) Restrictions: See Section 3 Tables 1 and 3a, also Parking Table 4a. <br /> <br />V. R-2 - RESIDENTIAL <br /> <br /> This district is designated to recognize two family residential units in those areas <br />which should be residential in character. This area shall be more densely developed than <br />the R-1 districts but not as densely developed as the R-3 districts. <br /> <br />R-2 shall be defined as an area for two family dwelling units. <br /> <br />(a) Representative uses: Two family dwelling units, parks, churches, playgrounds. <br />(b) Special Exceptions: R-1 uses are permitted which meet the minimum <br /> development standards as shown in Table 3a. <br /> Restrictions: Height regulations, tot area, frontages, setbacks. See Section 3 and <br /> Table's 1 and 3a, also Parking Table 4a. <br /> <br />16. <br /> <br /> <br />
