GENERAL REQUIREIVlENTS <br />Yards and distances between structures: <br />(1) The minimum distance between mobile home stands on opposite sides of a <br /> street shall be 60 feet. <br />(2) The minimum distance between a mobile home stand and a street pavement, <br /> common parking area, a common walk or other common area or another <br /> mobile home shall be 8 feet. <br />(3) The minimum distance between a mobile home stand and the park: <br /> (a) Side and rear property line: 25 feet <br /> (b) Front property line abutting: <br /> (1) Arterial street: 60 fefft <br /> (2) Feeder street: 50 feet <br /> (3) Residential street: 40 feet <br /> <br />Streets <br />(1) Streets shall be provided on the site where necessary to furnish principal <br /> traffic ways for convenient access to the mobile home stands and other <br /> important facilities on the property. Streets shall be privately owned and <br /> maintained. <br /> <br />(2) <br /> <br />The street system shall provide convenient circulation by means of minor <br />streets and properly located collector streets. Closed end or dead end streets <br />shall be provided with adequate paved vehicular turning or backing space. A <br />turning circle shall have a paved surface of at least 80 feet in diameter. Dead <br />end streets shall not exceed 500 feet in length measured from the center point <br />of the turning circle to the intersection of the centerline ora dead end and a <br />through street. <br /> <br />(3) <br /> <br />Pavements shall be of adequate width to accommodate the expected parking <br />and traffic load in accordance with the type of street with 12 feet minimum <br />moving lane widths and 8 feet minimum lane widths for parallel parking. <br /> <br />(4) One lane minor streets are prohibited. <br /> <br />(5) <br /> <br />Streets shall be adapted to the topography and shall have suitable alignment <br />and gradient for safety of traffic, satisfactory surface and ground water <br />drainage, and proper functioning of sanitary and storm sewers. <br /> <br />(6) Street intersections shall generally be at right angles. Offsets at intersections <br /> and intersections of more than two streets at one point shall be avoided. <br /> <br />(7) <br /> <br />The street improvements shall extend continuously from the existing <br />improved street system to provide suitable access to the mobile home stands <br />and other important facilities on the property, to provide adequate connections <br />to existing or future streets at the boundaries of the property, and to provide <br />convenient circulation of vehicles. <br /> <br />(8) Curbs and gutters along all streets are required. <br /> <br />46. <br /> <br /> <br />
