<br />development standards (such as height, bulk, area) that the <br />zoning ordinance otherwise prescribes. <br /> <br />VARIANCE, USE: The approval of a "use" other than that <br />prescribed by the Town of Mooresville Zoning ordinance, as <br />specifically approved by the Advisory Board of zoning <br />Appeals. <br /> <br />VISION CLEARANCE ON CORNER LOT: A triangular space at the <br />street corner of a corner lot, free from any kind of <br />obstruction to vision between the heights of 3 and 12 feet <br />above established street grade, determined by a diagonal <br />line, connecting two points measured 15 feet equidistant from <br />the right-of-way corner along each right-of-way line. <br /> <br />WAIVER: A specific approval granted by the Advisory Plan <br />Commission in the manner prescribed by the Town of <br />Mooresville Subdivision Control Ordinance to deviate from the <br />standards that the Subdivision Control Ordinance otherwise <br />prescribes. <br /> <br />YARD: A space on the same lot with a principal building, <br />open unoccupied and unobstructed by structures, except as <br />otherwise provided in this ordinance. <br /> <br />YARD, FRONT: A yard extending across the full width of the <br />lot, unoccupied other than steps, walks, terraces, driveways <br />lamp posts and similar structures, the depth of which is the <br />least distance between the street right-of-way line and the <br />building line. <br /> <br />YARD, REAR: A yard extending across the full width of the <br />lot between the rear of the main building and the rear lot <br />line unoccupied other than by accessory buildings which do <br />not occupy more than 30% of the required space, the depth of <br />which is the least distance between the rear lot line and the <br />rear of such main building. <br /> <br />YARD, SIDE: A yard between the main building and the side <br />lot line, extending from the front yard or front lot line <br />where no front yard is required, to the rear yard. The width <br />of the re9uired side yard is measured horizontally, at 90 <br />de9rees w~th the side lot line, from the nearest point of any <br />bu~lding. <br /> <br />ZONING MAP: The map entitled "Mooresville zoning Map," dated <br />as may be applicable, and any amendments thereto, as shown on <br />the primary Mooresville Zoning map on display in the <br />Mooresville Town Hall. <br /> <br />15 <br />
