<br />SECTI~N 3.2 - COMMERCIAL AND INDUSTRIAL REQUIREMENTS <br /> <br />---------------------------------------------------- <br /> <br />The commercial and industrial uses listed in Table 1 are <br />permitted in the districts indicated in section 3 when <br />complying with the re~uirements of Table 3 and also Table 3 <br />and 3 (b) for commerc~al districts and Table 3 (c) and 3 for <br />industrial uses and the provisions and exceptions of section <br />3.3 and 3.4; or when in an approved plan develo~ment under <br />Chapter 6 and when complying with all construct~on safety <br />regulations of the State of Indiana. <br /> <br />SECTION 3.3 - PROPERTY DEVELOPMENT STANDARDS <br /> <br />-------------------------------------------- <br /> <br />A. USE <br /> <br />No building or land shall be used and no building shall <br />be erected, reconstructed or structurally altered which is <br />arranged, intended or designed to be used for any ~urpose <br />other than a use which is permitted and specified ~n a <br />district in which such building or land is located. <br /> <br />B. ACCESSORY USES <br /> <br />-------- <br /> <br />------------------- <br /> <br />1. Accesso~ uses, such as the following, are <br />permitted in all d~stricts and, with the exception of <br />buildings, may be installed in any required yard. <br /> <br />Bird baths and bird houses <br />Buildings (such as private garages, sheds, etc.) <br />Curbs <br />Driveways <br />Fences and hedges <br />Lamp posts <br />Mail boxes <br />Name plates <br />parkin9 spaces <br />Retain~ng walls <br />Trees, shrubs, etc. <br />utility installations for local service <br />Walks <br />2. Accessory buildings shall not be erected prior to <br />the principal building except buildings used for farmin9 <br />purposes or where there is common ownership with adjoin~ng <br />lot which has a principle building already constructed on the <br />one lot. <br />3. All accessory buildings located on a lot or parcel <br />of land shall conform to the setback requirements for that <br />district listed in Section 3.1, Tables 2a, 2b and 2c and <br />Section 3.2 Table 3, dependin9 upon the primary use of the <br />lot or parcel of land concern~ng which Section shall be <br />applicable. <br /> <br />32 <br />
