MOORESVILLE BOARD OF ZONING APPEALS <br /> FINDINGS OF FACT <br />FOR VARIANCE FROM DEVELOPMENT STANDARDS <br /> <br /> The Board having received an application for special exception for power line <br />transmission lines by Lot 3A Southbridge Crossing by Thorp Investments and Big O Tire <br />Store for the use of a tire store in a B-2 District. The Board having received notice from the <br />Plan Commission that the proposed special exception will not affect the Master Land Use <br />Plan now proceeds to the following Finding of Fact: <br /> <br /> 1. The establishment, maintenance or operation of the special exception will not be <br />detrimental to or endanger the public health, safety, morals, and general welfare of the <br />community. <br /> <br /> 2. The special exception will not be injurious to the use and enjoyment of other <br />parties in the immediate vicinity for the purposes already permitted. <br /> <br /> 3. The establishment of the special exception will not impede or substantially alter <br />the normal and orderly development and improvement of the surrounding property for the <br />uses permitted in the district. <br /> <br /> 4. Adequate utilities, access roads, drainage and other necessary facilities have been <br />or are being provided. <br /> <br /> 5. Adequate measures have been or will be taken to provide ingress and egress so <br />designed as to minimize traffic congestion on the public roads. <br /> <br /> 6.
