Mooresville Planning <br />26 South Indiana <br />Mooresville, Indiana 46158 <br /> <br />Wednesday, August 13, 2003 <br /> <br />To whom it may concern: <br /> <br />I am writing this letter to express my concern over a proposed subdivision that will back <br />up to my property. To begin with let me state that I am not opposed to expansion or <br />growth but rather am concerned that as we grow we are conscious of the effects on the <br />land as well as the continuity in our planning to attract families to the Mooresville area. <br /> <br /> Enclosed is a copy of a proposed subdivision off of Keller Hill Road. It is my <br /> understanding that these plans have not been submitted as of yet however, I am confident <br /> that you will see something in the near future. There are concerns with this project that I <br /> would encourage the planning committee to investigate prior to accepting these plans. <br /> <br /> 1. The proposed lots are approximately 1 acre in size. <br /> a. Septic issues <br /> b. Drainage Issues <br /> <br /> 2. Lot size continuity with neighboring homes. <br /> <br /> The septic issue comes from two main concerns. First there is already at least one home <br /> in the Jessup Place subdivision that has needed to build a bum to prevent septic issues. <br /> The soil in Jessup Place is probably similar to that of the proposed subdivision. If Jessup <br /> Place lots which range from 3 to 12 acres are having difficulty with septic systems it <br /> could be a larger issue for smaller lots. <br /> <br /> The second part of the lot size concern revolves around the drainage and run off changes. <br /> I have enclosed a recent article about flood damage that illustrates the change from <br /> natural ground cover to rural land development. In the proposed plans there are 6 lots that <br /> will border my property and all 6 lots have significant drops in elevation onto my land. I <br /> also noticed that this same issue will exist for several of the other larger land owners <br /> surrounding this sub division. I would simply ask that a plan be established and verified <br /> by an independent source that will ensure that the drainage will be maintained at not <br /> greater than the current status. <br /> <br /> The second concern centers around the continuity of our planning. As you will see this <br /> proposed subdivision is an island in the middle of larger established home sites. On every <br /> side the homes are on at least 3 acres of land and in some cases in excess of 20 acres. It <br /> <br /> <br />
