<br />c <br /> <br />c <br /> <br />c <br /> <br />MOORESVILLE PLAN COMMISSION <br />MINUTES <br />THURSDAY, JULY 26,2001 <br /> <br />The Mooresville Plan Commission met on Thursday, July 26, 2001, at 7:00 P. M. at the <br />Mooresville Town Hall. <br /> <br />Commission members present were: Mike Young (as acting President for absent Joel <br />Beebe), John Ehrhart, Robert Corbin, Robert Williamson, Chris Crouch, Tim Bennett, <br />Jim Bruner, and Andy Pygman, Town attorney Tim Currens was present. <br /> <br />Motion was made by Commissioner Pygman, second by Commissioner Ehrhart to <br />approve minutes of June 28,2001 minutes with additions in the third paragraph of: <br />motion by Chris Crouch and inbound lane off of Highway #144. Motion carried 8-0. <br /> <br />Ross Holloway presented a four lot minor plat for Charles Wilson located in Willwood <br />Manor, Section 3, 11218 North Steven Street. Much of the 15 acre plot is in the flood <br />plain. They want to plat from one lot into four lots, Mr Holloway told the commission <br />this plat meets Town ofMooresville's requirements (actually over one acre lots and <br />greater than minimum frontage,) Mr. Holloway had copies of septic site evaluations for <br />Lot lA, lC, and ID. Commissioner Crouch said he was looking for a building site on <br />Lot ID and Mr. Holloway told him it would be northwest of existing building. Vaughn <br />Cassidy of 11298 North Steven Street told the commission he was concerned about the <br />covenants and restrictions for Section 3. He wants them to become a part of this minor <br />plat. Mr. Holloway told him there would be no problem to have them included on the <br />plat if these restrictions and covenants were already recorded. David Norton, 11172 <br />North Steven Street, told the commission the existing garage and other structures <br />probably wouldn't meet these restrictions. Mr, Holloway said there wasn't anything that <br />could be done about existing structures. Debra Downing, 11093 North Steven Street <br />asked what access road would be used to get to the lots. Mr. Holloway replied, " Lot lA, <br />lC, and ID would have to have a driveway permit for location from the county. Mr. <br />Cassidy told the commission that Lot ID now has an airplane landing strip and asked if <br />the Town ofMooresville had an ordinance that addresses this. Town attorney Tim <br />Currens told him that Mooresville does not have an ordinance that addresses landing <br />strips. Motion was made by Commissioner Crouch, second by Commissioner Bruner to <br />approve the four lot minor plat contingent upon Section 3 covenants and restrictions <br />attached to plat and subject to driveway permits from the county. Motion carried 8-0. <br /> <br />Next, Ross Holloway, representing the Shea Corporation, asked for a continuance to <br />August meeting to allow time to put together details for the Technical Review <br />Committee, He told the commission the Shea Corporation was Sonny Perry, Ned <br />Rhodes, and others, and they were asking for a PUD-E zoning because of assisted living <br />quarters, The property is located on Hadley Road and Landersdale Road and consists of <br />forty-two acres, The development will consist of Senior living; condos (some, possibly <br />two buildings together), single family, and possibly an assisted living home, There will <br />
