M. <br /> <br />The Mooreswille Plan Commission met on Wednesday, November 19, 1997 after the Board of <br />Zoning Appeals meeting. <br /> <br />Plan Commission members in attendance were: President Joel Beebe. Secretary Vern Kimmel. <br />Bill Abbott, !vlike Young, and John Ehrhart. Commission members Charles McGuire, Steve <br />Campbell, and Tim Bennett were absent. <br /> <br />Motion was made by Commissioner Kimmel, second by Commissioner Abbott to approve the <br />minutes of the October meeting. Motion carried 5-0. <br /> <br />First on the agenda was Hoosier Energ3' ,Mth a Special Exception Request to build a Transmission <br />Line that would eventually tie in at Wen~"s and will se~ice 3 Substations and to construct a <br />Distribution line to SouthBridge Crossing and they want to do both at the same time. The Board <br />of Zoning Appeals had granted the request pending the Plan Commission findings. <br />Motion was made by Commissioner Abbott, second by Commissiioner Ehrhart to find this request <br />is not adverse to the Master Plan. Motion carried 5-0. <br /> <br />Next on the Agenda was Ross Holloway representing Sun Polymer Corp. This was a site plan <br />approval for Block B in Meadowbrook Business Park. Tech notes: a combination utility and <br />drainage 50 foot v/de easement, all of which would be owned and maintained by Sun Polymer. <br />All internal roads maintained by Sun Polymer. The force main from the Lift Station to graviS, <br />sewer is the only thing the Tov~xt of Mooresville would maintain. A 70 foot setback for the <br />building. Target date for the tn-st facility completion is set for Au_m~st of 1998. Improvements are <br />not on the railroad right of way. There was a discussion of who owns 133 feet of street-- the <br />solution was to move the property line in the area of the Street only, up to the e:dsting Street. <br />Motion was made by Commissioner Abbott, second by Commissioner Kimmel to approve final <br />Plat subject to: 1. Construction prints approved by Inspector Joe Bcikman including combination <br />easement. 2. Maintenance bond for e.,dsting streets. 3. mo~,ing property, line of street (133.66 <br />feet) 4. Availability fees paid. 5. Hydrant locations approved by Fire Chief Les Farmer. Motion <br />carried 5-0. <br /> <br /> Ross Holloway of Holloway & Associates then presented a two lot minor plat for Roy Terrell. <br /> This is at the intersection of St. Rd 67and Highway. 144, the northwest parcel. This is to develop <br /> into two lots. The smaller lot is where the existing house is located, the second lot the one where <br /> the store is located. This parcel was rezoned approximate .ty two months ago. It is zoned B-3. A <br /> resident. Mr. Robert Gviger spoke to the Commission relating he wanted Development limited in <br /> the Flood Plain. After much discussion a motion was made by Commissioner Abbott, second bY <br /> Commissioner Ehrhart to approve the m'o lot Minor Plat subject to the Floodway being shown on <br /> the Plat.
