Indiana Street <br /> Mooresville, IN 46158 <br /> <br /> RE: PROPOSED PUD-C REZONING AT THE SOUTHWEST CORNER OF <br /> BRIDGE STREET AND STATE ROAD 267, MORGAN COUNTY <br /> <br /> Dear Mr. Beebe, <br /> <br /> On behalf of the owners of this property, George H. Fields and R. Conduitt Family Limited Partnership, <br /> they are proposing a development general in conformance with the attached preliminary plan and plat. <br /> <br /> The order of development is currently unknown. The property would most likely develop along the <br /> comer of State Road 267 and Bridge Street and move westward/southward. The development will occur <br /> in phases with each phase coming before the commission for plat and development plan approval. <br /> Specific details, such as utilities, storm sewer, drainage, traffic, lighting, landscaping, etc., would be <br /> addressed at that particular time. <br /> <br /> The proposed drainage plan for this site will meet all requirements of the Mooresville Town Ordinance. <br /> We would propose to retain the 100-year developed condition and release the 1 O-year undeveloped <br /> condition. This statement, of course, would be certified on all future detailed plans and this statement <br /> will be made, provided that from a drainage design standpoint, this is the most beneficial situation for <br /> the Town of Mooresville and/or the developer. <br /> <br /> We feel like the proposed plan has met the intent of the ordinance. From a planning, zoning and <br /> engineering standpoint, there are several issues that could/should be better taken care of in the final <br /> plan/plat approval arena. We would propose that the items not specifically addressed in this letter, or the <br /> attached plans be addressed at the time of final approval, at a public hearing, when the exact engineering <br /> and development standards, as well as the known entity would be brought forth. <br /> <br /> Please feel free to ask any questions or comments as you see fit.
